RE: Geotechnical document review APN # 21 0-1 20-31 : Carlsbad Blvd.
Dear Mr. Wojeck,
I have reviewed the two geotechnical reports concerning the above referenced
property. In addition, I performed a visual inspection of the site on April 17 & 22, 1997.
The first report was done by ICG, Inc. dated November 6,1989 and the second was done
by Southland Geotechnical, dated March IO, 1997. It is my understanding that copies of
these reports have been submitted to the City of Carlsbad. Both of the above geotechnical
reports meet industry standards, are consistent with my site observations, and are
acceptable for the proposed development of the lot.
The two reports offered differing bluff retreat rates. The method for determining the
retreat rates was different for each report. However, from an oceanographic and
geotechnical stand point both retreat rates are acceptable. I would recommend a 25 foot
set back from the bluff top, which accounts for the more conservative, higher, bluff retreat
rate.
