HomeMy WebLinkAboutCDP 97-32; Terramar Beach House; Coastal Development Permit (CDP) (16)NOV 17 ’97 11:12AM WILSON - ENGINEERING - P. 1 ladwig Design Ocoup, lnc, November 17,1997 Mr. Eric Munoz City of Carlsbad Planning Department 2075 La8 Pdmas Drive Carlsbad, CA 92009 SUBJECT: TERRAMAR BEACH HOUSE COASTAL DEVELOPMENT PERMIT 97-32 (LADWIG DESIGN GROUP, INC. - JhJ - L-1041) Dear Eric: We have reviewed the draft conditions of approval for the above project and have one comment that relates to condition No. 4 and No. 12, We have previously discussed with Bob Wojcik the potential of obtaining a building permit prior to the issuance of the grading permit, As you recall, the majority of the grading on this project is for the driveway and access and that under the building there is a vay small amount of grading required. Because of the restriction of grading during the winter season (October 1 through April I), we would like the ability to get the buiiding permit and then do the grading later on. To facilitate this, we would suggest adding the following wording after the first sentence of Condition No. 4 and at the end of Condition No. 12. The wording would go like this: “Based on City Criteria, a grading permit is only required for the driveway access. The City Engineer may allow the building permit to be issued after the grading permit has been applied for but prior to the issuance of the grading permit. The grading plan will show the permit required accesg grading and the minimal grading under the proposed building including an area 5 R. outside of the building footprint. No occupancy permit will be allowed unti1 dl grading has been completed to the satisfaction of the City Engineer.” In addition to the above, the structural design for the house may require moving the f&ce of the garage easterly about 4 fl. This would be 5M% increase in the length of the buitding (72 ft.* to 76 kh). It would also reduce the fmnt yard setback about 4.3% (from 91 R. to 87 e.), where 20 feet is required.
