Dear Mr. Munoz, This letter is in response to your concern regarding wave reflection within the embayment (cove) on the property to the south of the above referenced coastal property. There was a concern that wave erosion will move laterally and ultimately impact Mr. Richards property. First. it is important to point out that one of the reasons for the continuing erosion at the northern side of this embaymentlcove is the foot traffic and water flow down the beach access. The proposed development of these properties and the construction of a new beach access will etirninate this source of erosion, In addition, the cove is a minimum of 50 feet from Mr. Richards property line. Lateral erosian due to wave action may occur but it will most likely occur at a slower rate that the bluff retreat rate over the last 70 years. Using a conservatively high erosion rate of 0.4 feet per year, it would take about 125 years to reach Mr. Richards property line. It is our opinion that lateral erosion from wave reflection will not impact the property or the residence over a reasonable residence lifetime.
