Richards Company 1315 Crest Drive Encinitas, CA 92024 SUBJECT: APN: 210-120-31 PRE 96-39 - COASTAL ACCESS REQUIREMENTS Dear Larry: The Planning Department has completed its correspondence with the California Coastal Commission regarding beach access from Carlsbad Boulevard, south of the Terramar development. The topics of discussion included lot configuration, historic access on the subject property and future proposed access on the lot immediately south of the subject property. According to Mr. Bill Ponder of the San Diego Coast District, if there has not been any historic public beach access across the subject property and the adjacent property constructs the proposed public beach access, then the Coastal Commission will not likely require access on the subject property. Mr. Ponder will be visiting the subject property and surrounding area in the next week or two to verify existing access arrangements.
