Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your coastal development permit amendment, application no.
CDP 97-58(A), as to its completeness for processing.
The application is complete, as submitted. Although the initial processing of your
application may have already begun, the technical acceptance date is acknowledged by the
date of this communication. The City may, in the course of processing the application,
request that you clarify, amplify, correct, or otherwise, supplement the basic information
required for the application. In addition, you should also be aware that various design
issues may exist. These issues must be addressed before this application can be scheduled
for a hearing. The Planning Department will begin processing your application as of the
date of this communication.

Please provide lot numbers and lot dimensions on the site plan.
Please provide the dimensioned garage floor plan and building elevation for Model 1.
Since this project is surrounded on three sides by custom houses, please provide a
third elevation to avoid monotony and achieve compatibility with the neighborhood.
Staff could support the proposed architecture, assuming the following issues can be
resolved, with a third model that is an acceptable design.
Please show the detached second dwelling unit building footprint on Lots 7 and 8 on
the site plan and include the previously approved second dwelling unit floor plan and
building elevation. Second dwelling unit structures are required to have a 10’
separation from the main structure. If the building footprint and/or elevation of the
second dwelling units have changed, it will be necessary to submit a site
development plan amendment (SDP 98-05).
The driveway widths on Lots 3, 5, and 6 are less that the required 12’ in width and
driveways are poorly designed. Please provide a turn-around so that it is not
necessary to back out of the driveway or redesign driveways. Please reduce the
driveway width on Lot 6 at the entry to allow additional front yard landscaping.
The dining room entry door on Lot 7 encroaches into the side yard setback. Please
revise. Encroachments into side yards are restricted by Chapter 21.46 of the
Zoning Ordinance.
