Box 10549 Scottsdale, AZ 85271 MINOR COASTAL DEVELOPMENT PERMIT/CDP 98-01 - DECISION LETTER The City has completed a review of the application for a Minor Coastal Development Permit for development located at 2643 Ocean Street. It is the Planning Director's determination that the project, CDP No. 98-01, is not consistent with the applicable City's Coastal Development Regulations (Chapters 21.201 - 21.205) and with all other applicable City ordinances and policies. The Planning Director, therefore, DENIES this request based upon the following: Findings: 1. That while the project qualifies as a minor coastal development permit, the proposal does not comply with the "stringline" development standard applicable to locating coastal bluff improvements including decks. 2. That a request for a minor coastal development permit was adequately noticed at least fifteen (15) working days before the date of this decision pursuant to Section 21.201.080(6) and (C) of the Carlsbad Coastal Development Regulations. The site is hereby required to have all non-permitted rear yard decks and improvements completely removed to the satisfaction of the Planning Director and Code Enforcement Officer no later than June 15. 1998. Non-compliance with the June 15 deadline will result in this case being turned over to the City's Attorney's Office for appropriate actions to remedy the code violation situation on-site.
