Include any details necessary to adequately explain the scope and/or operation of the proposed project. You may also include any background information and supporting statements regarding the reasons for, or appropriateness of. the application. Use an addendum sheet if necessary. Description/Explanation. The proposed project involves the development of a multi-use retirement community within Planning Area 3 of the Green Valley Master Plan. The proposed uses involve: • A 139-bed assisted-living and skilled-nursing health center facility, to be located within a single structure, with parking and lancscaping. • An independent-living facility, in a series of four structures, to include 230 quasi-apartment units, 32 special care suites and two guest rooms, with parking, recreation area, and landscaping. • 96 attached and 75 detached villa residential units, situated within a series of private drives, meandering throughout the project, including recreational and common facilities, resident and guest parking, and an RV storage lot. The project is considered in compliance with the existing Green Valley Master Plan. No disturbance to the upland or riparian corridor open spaces are proposed through construction of the project. A linear open space park is proposed within the approved riparian buffer. The project is in compliance with the approved Resource Agency permits for the Green Valley Master subdivision entitlements.
