SUBJECT: CDP 98-06 - LANTZ RESIDENCE
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department has
reviewed your Coastal Development Permit, application no. CDP 98-06, as to its completeness for
processing.
The application is complete, as submitted. Although the initial processing of your application may have
already begun, the technical acceptance date is acknowledged by the date of this communication. The
City may, in the course of processing the application, request that you clarify, amplify, correct, or
otherwise, supplement the basic information required for the application. See attachment for a list of
items to correct on the plans. In addition, you should also be aware that various design issues may exist.
These issues must be addressed before this application can be scheduled for a hearing. The Planning
Department will begin processing your application as of the date of this communication.

Engineering:
I. Please modify the plans to indicate that the top of the driveway flare will be 3 feet from the property
line. Refer to Standard GS - 1 S attached.
2. The sewer cleanout and water meter cannot be on the sidewalk or driveway as indicated on the site
plan.
3. The line of the drainage swale must be 5 feet from the building and 2 feet from the property line, i.e.
the house must be 7 feet from the property line. Refer to GS - 14 attached. As an alternative, a letter
from a registered soils engineer recommending the swale to be less than S feet from the building may
be accepted.
ISSUES OF CONCERN
Planning:
1. The office/studio on the second floor may not be used as a rental unit. The General Plan
designation for the property is RH, Residential High density, that allows 19 units per acre. Since
the lot area is .12 acres, this would allow two units to be developed on the lot. To approve two
units, a Site Development Plan would need to be processed. A Second Dwelling Unit permit is
not an option since the lot area is below the 7500 square feet required. The approval of this
Coastal development permit will be for a Single Family Dwelling.
