CDP 98-l 0. It appears that some of the items listed in our letter to you dated February 27, 1998 have been resolved on the plans received May 1, 1998. However, some items remain unaddressed or unsatisfactorily addressed. The attached list indicates items remaining to be addressed. Once these items are addressed, we can schedule a Planning Commission hearing date for the project. The fireplace pop-out on the right elevation measures in excess of the maximum 8 foot length allowed per Section 21.46.120 of the Carlsbad Municipal Code. A portion of the pop-out is devoted to a T.V. alcove. This is not an allowable intrusion into required side yards. Please modify the plan to remove the T.V. alcove from the side yard. 2. The fireplace pop-out on the plot plan measures in excess of the maximum 2 foot depth allowed per Section 21.46.120 of the Carlsbad Municipal Code. 3. Does the garage square footage include the laundry room? If not, the garage measurement shown in the summary should be approximately 400 square feet. Please make any necessary revisions to the project summary data including lot coverage on Sheet 1. 4. The lot dimensions shown on the plans are 60’ by 77’. If this is correct, the lot area should be 4,620 square feet rather than 4,884.5 sf. Please verify the lot size and correct the project summary data including lot coverage on Sheet 1 accordingly. 5. 6. 7. 8. Please label the patio shown in the rear yard as such on the plot plan. The building height appears to exceed the maximum of 25’ from finished grade. The garage needs to be 20’ by 20’ free and clear. The hot water heater intrudes into the required minimum dimensions. The scale shown on the floor plan sheets is incorrect. It should read 1/4” = 1’ rather than l/8” = 1’. 9. The total living area is not added correctly.
