A. Preliminary Plans by Design Haus Architectural Associates Undated Plans signed by Greg Garcia Ref. B. Our Letter dated January 8, 1998 " Architectural Committee Approval for your Plans for Lots 23 and 24". Ref. C. Our December 22 Meeting Dear Ms. Sammis, Our Architectural Committee has performed a detailed review of the submitted Plans and has approved your Plans, subject to the following conditions: Lot 21 Plans are for a single story house with a two car garage. The following items are applicable to the Plans for Lot 21. 1. The decorative gate and fence shall be painted gray wrought iron identical to Rosalena fence standards. ( Item 7 of Ref. B ) . 4 "•M"2. The prefab column is not consistent with Rosalena's architecture. Delete this column. If required, a square stuccoed, revealed pillar is acceptable. 3. The three foot wide front door shall be replaced with a 42 inch wide door and painted in accordance with approved colors. 4. The window " K " next to the front door shall be eliminated to maintain Rosalena standards. 5. Sheet 1 shows the garage area of 706 sq. feet. Sheet A -1 shows the garage area to be 447 sq. feet. This should be corrected. 6. The arched windows above the front door and at the rear of the house should be single pane with no dividers. O1:57P sammis-ciw 7. All Awning Type windows below fixed glass windows shall be eliminated. It is occcptable to make the fixed or casement window larger to cover the deleted window. 8. Window " G " shall be a casement, awning type window, 9. The requirements and conditions specified in Ref. B apply to Lot 21 as well es Lot- 22, 23 and 24. Lot 22 Plans are for a two story house and two car garage. The following item* are applicable to the Plans for Lot 22, which ere undated and not signed. 1. The second story balcony, coded 17,shall be eliminated In accordance with ftosalena architectural requirements. An 18 inch wide platform for plants is acceptable provided that the French doors open inward. The prefab column is not consistent with Rosaiena architecture and shall be eliminated or replaced with a square, stuccoed, revealed pillar. 3. The arched window at the front of the house shall be a single pane and not divided. 4. All awning type windows below fixed or casement type windows shall be eliminated. It is acceptable to increase the size of the main window. , 5. The icquiraments and conditions specified in Ref, B apply to Lot 22 as well as I Lots 21, 23 and 24. Note: Plans for the 4 houses do not show rain gutter* nor provisions for trellises that are required for bluff top homes. Also, landscape plans for each house must be approved by th» Architectural Control Committee prior to planting trees, shrubs and lawns. .
