SUBJECT: CDP 98-30/HDP 98-06 - BARBDUR RESIDENCE
Dear Mr. Barbour:
The Engineering Department staff has completed the second review of the above-
referenced project. There are still issues of concern which must be addressed
before the project can move forward for approval. Engineering issues which need
to be resolved or adequately addressed prior to staff making a determination on the
proposed project are as follows:
1. A two percent slope is the maximum grade permitted within the City Right-
of-Way. A fifty percent (2:l) slope is proposed at the northwest corner of
the property and extends along the frontage of the abutting property to the
north. Please revise plans accordingly.
Also, it appears that the slope will interfere with safe site distance for
motorists exiting the property. The slope at the northwest corner needs to
be pulled back in order to maintain safe vision of vehicles approaching from
the north.
2. The maximum grade permitted on the driveway is fourteen percent. Twenty
two percent is proposed.
3. Remove the reference to SDRS G-14A from the driveway standard and
replace with “City Standard GS-12”.
4. Indicate grading quantities on the site plan.
5. An easement must be recorded over the adjacent property in order to permit
the cross lot drainage shown at the south end of the property. A letter from
the property owner does not satisfy this requirement.

review.
