White and Sharon Lee White 4157 Park Drive Carlsbad, CA 92008 PROPOSED MINOR SUBDIVISION NO. 763 A preliminary decision has been made, pursuant to Section 20.24.120 of the City of Carlsbad Municipal Code, to approve the tentative map of the proposed minor subdivision subject to the following conditions: 1. The Subdivider shall provide separate sewer, water, gas and electric services with meters to each of the units. 2. All required fees and deposits shall be paid prior to final parcel map recordation. (See attached list.) 3. The tentative parcel map approval shall expire two (2) years from the date of the letter containing the final decision for tentative map approval. 4. The applicant may request a review of the conditions in writing within ten (10) days of the date of this approval. 5. All lots within this project shall conform to current Zoning Ordinance (Title 21) with respect to size, setbacks, and land use. . Improvements listed above shall be constructed within twelve (12) months of approval of the secured improvement agreement. 10. Park Drive shall be dedicated by the developer along the subdivision frontage based on a centerline to right-of-way width of 34 feet. The offer shall be made by a Certificate >x on the Parcel Map. The developer shall submit approval of the California State Coastal Commission prior to parcel map approval. 13. This project is approved upon the express condition that the final map shall not be approved unless the City Council finds as of the time of such approval that sewer service is available to serve the subdivision. 14. This project is approved upon the express condition that building permits will not be issued for development of the subject property unless the City Engineer determined that sewer facilities are available at the time of application for such sewer permits and will continue to be available until time of occupancy. This note shall be placed on the final map. 15. The applicant shall provide school fees to mitigate conditions of overcrowding as part of building permit application. These fees shall be based on the fee schedule in effect at the time of building permit application. 16. The applicant shall submit two (2) copies of a site plan showing locations of existing and proposed fire hydrants and onsite roads and drives to the Fire Marshal for approval. 19. An all-weather access road shall be maintained throughout construction. 20. All required fire hydrants, water mains and appurtenances shall be operational prior to combustible building materials being located on the project site. 21. Fire retardant roofs shall be required on all structures. 22. Brush clearance shall be maintained according to the specifica- tions contained in the City of Carlsbad Landscape Guidelines Manual. Adjustment Plat No. 358 must be approved by the City Engineer and the corresponding Certificates of Compliance recorded prior to parcel map approval. 24. James Drive shall be offered for dedication along the sub- division frontage based on a centerline to right-of-way width of 30 feet as shown on the tentative parcel map. The offer shall be made by a Certificate on the parcel map. All land so offered shall be granted to the City free and clear of all liens and encumbrances and without cost to the City. 25. James Drive shall be improved by the subdivider to City Standards of a half street width of 30 feet along the sub- division frontage, at such time as the adjoining westerly property developes. The subdivider shall submit an engineer's estimate for these required improvements for City review/approval and post that amount of money as a cash deposit for said improvements. This cash deposit will be used to reimburse the adjoining westerly property developer. Any excess cash deposit monies will be refunded after completion of James Drive to the satisfaction of the City Engineer. Prior to parcel map approval the developer shall grant a covenant for easement for the 10 foot wide private sewer and drainage easement along the northerly boundary of Parcels 2 and 3 as shown on the tentative parcel map.
