Listed below are the issues raised by staff. Please note that the purpose of a preliminary review is to provide you with direction and comments on the overall concept of your project. The oreliminarv review does not represent an in-depth analvsis of your proiect. Additional issues of concern mav be raised after vour application is submitted and processed for a more specific and detailed review. Planning: 1. The City’s Parking Ordinance requires an interior garage dimension of 12 feet X 20 feet for one-car garages. 2. The project is in the Coastal Zone (Mello II Segment) and requires the approval of a Coastal Development Permit by the City’s Planning Commission. 3. The project would not meet the requirements of the City’s Planned Development Ordinance, and, therefore, could not be subdivided or converted for the purposes of condominium or townhome ownership. Enaineerino: 1. The minimum driveway width for a multi-family residential development is 24 feet. Twenty feet is proposed and therefore inadequate. The 24 foot width must be provided throughout the entire length of the driveway (Section 16 “public streets” of Standards for Design and Construction of Public Works Improvements in the City of Carlsbad). 2. A five foot extension of the curb must be provided next to the parking stall for unit no. 3 for adequate back-up of vehicles exiting the stall. 4. Runoff must consist of surface drainage at a minimum of 1% to the front of the lot. No flow may cross the public sidewalk. Drainage shall conform to City Standard GS-15. 5. If any grading other than that necessary for the building foundation is proposed, provide quantities of cut and or fill.
