HomeMy WebLinkAboutCDP 98-72; Viola Residence; Coastal Development Permit (CDP) (11)October 19, 1998 TO: BARBARA KENNEDY, ASSISTANT PLANNER FROM: Associate Engineer Quon COMPLETENESS REVIEW AND INITIAL ISSUES STATEMENT VIOLA RESIDENCE, CDP 98-72 The Engineering Department has completed its review of the subject project for application completeness. The application and plans submitted for this project are complete and suitable for continued engineering review In addition, the Engineering Department made a preliminary review of the project for Engineering issues. Engineering issues which need to be resolved or adequately addressed prior to conditioning of the project are as follows: 1. City standards require a triangular area for vehicular sight distance purposes at the corner of Carlsbad Boulevard and Acacia Street. This area is to be measured 25' back from the beginning of the curb return and is to be free of any obstructions 42" in height as measured from the pavement elevation on Acacia Street. It appears the proposed planter wall encroaches into this area. 2. The location of the existing sidewalk on Acacia Street is incorrectly shown on the plans, as there is a parkway area between the curb and the sidewalk. There is also an existing pedestrian ramp at the corner. Finally, please note if the existing palm trees in the parkway will require removal in order to accommodate the driveway apron. 3. Please show on the plans how drainage is to be handled from the garage area. Attached is a redlined check print set of the project. Please forward this plan set to the applicant for corrections and changes as noted. The applicant must return this plan set with the corrected plans to assist us in our continued review.
