Description/ Explanation. The proposed project entails construction of a duplex residential condominium project on an existing 7,200 sf multi-family residential lot In the City of Carlsbad. There is currently located on the property a single family residence that has been partitioned to serve as two apartments. The existing structure is proposed to be demolished and the pad prepared for new construction. This will entail demolition of the existing slab and minimal grading to prepare the new building pad. No cut or fill slopes are proposed. New construction will consist of a single structure designed for two families and include all necessary parking, fencing and landscape areas. Each dwelling unit will be two stories in height with a roof deck accessed from within the unit. Total building area will be 4,285 sf plus the roof decks. The building elevations will include elements currently found in the neighborhood attempting to blend in with the surrounding development These include wood siding, stucco, tile roof and casement windows. We are requesting to relocate the existing sidewalk to be contiguous to the curb. This will allow for additional landscape to adjoin the project aiding the siting. The additional 5' of landscape would be installed and maintained as part of the project.
