Description/Explanation: PROJECT DESCRIPTION/EXPLANATION Project Name: Bristol Cove Applicant Name: Bristol Cove, LLC. The applicant proposes to construct two attached residential condominium units with two floors of living areas over the ground floor garage and entry facilities. The design has been carefully detailed to position these units on an admittedly difficult site to entail the minimum volume of grading and conform with the requirements for maximum hillside retaining wall heights and driveway grades. The design is believed to conform with all current regulatory requirements with the exception of the variance request presented herewith. The building exterior will be enclosed with a light colored stucco finish with molded stucco treatments at the roof facia line, eaves and around the window and door openings. The roofing will consist of light colored composition shingles similar to those used on most of the adjacent buildings. To avoid grading further up the back slope the rear projection of the building with its patio areas will be supported above the ground surface on posts founded on isolated pads. Prior to acquiring this lot the applicant fully reviewed the existing residences on this street including their siting, front set back and driveway status, (see accompanying list herewith), and based on these parameters proceeded with the plans to develop this property in a manner appropriate to the location and the existing residences in this vicinity.
