Description/Explanation: The proposed project is to develop four quality residential units on two combined existing vacant parcels between Carlsbad Boulevard and Garfield Street on the north side of Maple Avenue. The applicable City and Local Coastal Plan land use regulations for the property's General Plan and Zoning allows for the proposed development. The project meets or exceeds all of the planning and engineering requirements set forth by the regulating agencies. The proposed project consists of four town homes ranging in size from 3,179 square feet to 4,558 square feet. Each unit has two stories with a mezzanine and deck level, all within the 30-foot height limitations of the Ordinance's Guidelines. All the units share a common subterranean garage.
