Form 16 PAGE 1 OF 2 V Project Description The La Costa Resort Villas consist of one, two and three bedroom condominium units ranging in size from 900 sq. ft. to 2,100 sq. ft. the condos would be constructed in three story buildings with an average of approximately /5 units in each building. The vast majority of the units would orient inward to form intimate courtyards, the units are sold completely furnished with very high-end merchandise including furniture, fixtures, art, accessories, large and small appliances, linens, dishes, silverware, etc. The units are first designed as hotel units and secondly as residences, essentially, they are a combination of one, two or three hotel rooms (bedroom/bath) with a parlor (living, dining and kitchen area together each hotel room /5 designed to lock off independently as a standard hotel room or with a parlor to create a suite situation, therefore, a three bedroom unit may be rented as three standard hotel rooms, a one-bedroom suite and two standard hotel rooms. A two-bedroom suite and one standard hotel room or as a three-bedroom suite (entire unit) this allows for maximization of rental opportunities and income for the owner, La Costa (manager) and the city (tot) The Resort Villas at La Costa will invite our guests to invest in the expansion of the resort. They receive ownership of a particular unit, a predetermined and restricted amount of use and a portion of the room revenues associated with the rental of the units when not in residence. The buyer agrees to a pooling of interests with the purchase of their unit so their income is not directly commensurate with the rental of their particular unit but proportionate to their interest in the entire rental pool. The Commercial / Retail component of the La Costa Resort will provide the guests an experience in upscale retail shopping and dining within the setting of the "Retail Plaza" - A complex of architecturally compatible buildings which will provide space for three restaurants and a variety of retail shopping venues ranging from jewelry and clothing to Resort guest supporting services and shops.
