PROJECT NAME: BEAM?GATES
APPLICANT NAME: BEAM/GATES
Please describe fully the proposed project by application type. Include any details
necessary to adequately explain the scope and/or operation of the proposed project.
You may also include any background information and supporting statements regarding
the reasons for, or appropriateness of, the application. Use an addendum sheet if

Description/Explanation:
The Beams and the Gates are proposing a one (1) lot Tentative Parcel
Map for condominium purposes to create an airspace condominium for
their existing duplex located on Anta Court. All of the improvements
and landscaping are in place serving the existing duplex.
The subject property is 12,196 square feet in size, and the duplex
square footages are 1,410 square feet and 1,410 square feet. The
Beams and Gates live on-site in the northerly unit. The tenant in
the southerly unit is Ms. Gates' mother.
The subject property is in the R-2 zone and has a general plan
designation of RLM. The existing duplex was built in 1982, in
conformance with its underlying zone designation. We are applying
for a planned development.for condominium purposes.
The existing duplex meets all setback requirements, density regulations,
parking and openspace requirements.
