The City of Carlsbad's Planning Department would appreciate the
opportunity to work with the applicant throughout the Planning
stages of the proposed development. In aneffort to aid the applicant,
the Planning Department requests that it be given an opportunity to
evaluate -and discuss the application and plans prior to submittal.

The application must be signed by the owner (or his authorized representative) of
the property to be served. The total charges must be paid to the District at the
time the application is submitted.
If a service lateral is required, it will be installed by the Leucadla County Water
District. The service lateral is that part of the sewer system that extends from
the main collection line in the street (or easement) to the point in the street (at
or near the applicant's property line) where the service lateral is connected to
the applicant's building sewer. The applicant is responsible for the construction,
at the applicant's expense, of the sewer pipeline (building sewer) from the appli-
cant's plumbing to the point in the street (or easement) where a connection is made
to the service lateral.
The connection of the applicant's building sewer to the service lateral shall be
made by the applicant at his expense. The connection must be made in conformity
with the District's specifications, rules and regulations; and IT MUST BE INSPECTED
AND APPROVED BY THE DISTRICT BEFORE THE SEWER SYSTEM MAY BE USED BY THE APPLICANT.
THE APPLICANT, OR HIS AUTHORIZED REPRESENTATIVE, MUST NOTIFY THE DISTRICT AT THE
TIME INSPECTION IS DESIRED. ANY CONNECTION MADE TO THE SERVICE LATERAL OR COLLEC-
TION LINE WITHOUT PRIOR APPROVAL AND INSPECTION BY THE DISTRICT WILL BE CONSIDERED
INVALID AND WILL NOT BE ACKNOWLEDGED.
The prorated sewer service fee is based upon the date the District estimates that
service will begin and covers the balance of the fiscal year. There will be no
additional fee or refund if service actually commences on a different date. For
succeeding fiscal years, the sewer service fee will be collected on the tax roll
in the same manner as property taxes.

SUBJECT: CV-123, (APN: 215-300-29)
Dear Mr. Smith and Mr. Shumacher:
The Planning Department has completed a review of your application for a
2 unit condominium development located on the west side of Cazadero
Street. It is the Planning Director's determination that, based on the
attached conditions, the project is consistent with the city's condominium
regulations (Chapter 21.47) and with all other applicable city ordinances
and policies. Further, the project has been found to have a non-significant
impact on the environment (ETA Log No. 744).
This letter, including the attached findings and conditions, constitutes
approval of CP-123.
Findings
1. The project is consisteflt with the City's General Plan Land Use
Element, and with all other elements of the City's General Plan.
2. Adequate public facilities necessary to serve this project will be
provided as required by the City Engineer in conjunction with the
approval of the parcel map required for this project.
3. The project is consistent with design criteria and development
standards of Chapter 2.47 (Condominiums) of the City's Zoning Code.
4. Based on an initial study of the project and a field investigation
of the site, the Planning Director has determined that the project
will have no significant impact on the environment and therefore,
has issued a Negative Declaration, Log No. 744.

Conditions.
1. Approval is granted for CP-123 as shown on Exhibits "A", ,IW,, Tt?t
and "D", dated September 11, 1980, on file in the Planning Department
and incorporated by reference.
2. The applicant shall submit a reproducible copy of the final con-
dominium site plan, incorporating all conditions of approval,
subject to the approval of the Planning Director.
3. The applicant shall comply with all of the conditions placed on the
approved parcel map. Any significant modifications to the approved
condominium site plan required by such conditions must also be
approved by the Planning Director.
4. The applicant shall provide school fees to mitigate conditions of
overcrowding as part of building permit application. These fees
shall be based on the fee schedule in effect at the time of building
permit application.
S. Unless otherwise stated herein this condominium project shall meet
all applicable city ordinances and requirements.
