The above referenced project is incomplete. I have attached a list of incomplete items
and issues for your use in your response letter to the applicant. Call me at x4471 if

INCOMPLETE ITEMS - COVE CONDOS STIPE CONVERSION MS 93-08/CP 93-05
1. The project numbers (MS 93-08/CP 93-05) must appear in the upper right
corner of the plans.
2. The plans must show the following information:
* ADT generated by the project
* the density in dwelling units per acre
* the existing General Plan designation (RH)
* legal description (bearings, distances, curve data)
* proposed lot lines and dimensions of each lot
* lot area for each proposed lot
* total building coverage (separately for each proposed lot) in %
* vegetation (plans show an area "Landscape", but no details)
3. An EIA Part I form must be provided.
4. A Disclosure Statement must be provided. The form must have original
signatures of all owners and applicant.
5. Applicant must provide a letter from SDG&E explaining that the plans to
connect the gas and electric system to separate systems is acceptable.
ISSUES OF CONCERN
1. The R-W Zone allows a maximum structure height of 35 feet. The plans
submitted do not include elevations, therefore it is not clear whether the existing
structure (s) are within that limit.
2. Applicant must provide sufficient information on the plans to demonstrate that
the proposed conversion satisfies the requirements of the Planned
Development regulations (Chapter 21.45 of the Municipal Code). The current
submittal does not demonstrate such compliance.
3. Applicant must provide evidence that the structure(s) to be converted meet
present city building regulations per Chapter 21.45.
4. Tennants of the proposed condo conversion must be given 180 days' written
notice of the intention to convert prior to termination of tenancy due to the
conversion or proposed conversion.
