HomeMy WebLinkAboutCP 94-01; Poinsettia Shores PA B-1; Condo Permit (CP) (3)City of Carlsbad Planning Department July 24, 1997 Eileen Stinner WATT HOMES 27720 Jefferson Avenue, Suite 200 Temecula, CA 92590 REQUEST FOR TEMPORARY USE FACILITIES - AREA B-l/CT 94-08, CP 94-01 The City has reviewed your letter dated June 17, 1997 requesting the allowance of a 12 x 56' temporary sales office intended for use while models are being constructed, and a 24 x 44' modular building for use as a sales office after the models are built. The subject project (B-l) was submitted on June 13 for an amendment. Requests for approvals of temporary trailers or structures will not be considered until the amendment process has been completed. The only allowance for temporary sales trailers is described in the attached policy. This policy allows up to one year for a temporary sales office unless extended by the Planning Commission. If this section of the policy is going to be implemented for your sales efforts, the City will indicate the start and stop dates for the one year allowance. This indication will be made in written form by the City as part of a written response that will be made to your future request for a temporary sales trailer. As part of your future request, outline how your request complies with all aspects of the attached policy. Proposals not in compliance with the policy will not be approved by City staff. In addition, please account for the following items in your next request: 1. The unit numbers referenced in your letter do not correspond with any approved lot numbering system. A financial subdivision was processed by the Engineering Department (MS 96-13) but did not result in developable parcels or numbered units. No final maps or subsequent approvals are in place; the project is under amendment review. 2. Area B-l as a single planning area will be analyzed by staff when future requests are received by the City for temporary sales trailers. If the site is "shared" by Watt and Concordia Homes, then the overall allowance for sales trailers will also be shared. Coordination and planning of the sales trailer facilities on Area B-l in compliance with the attached policy should be undertaken by the project applicants. 3. Visible locations adjacent to Avenida Encinas may not be supported by staff upon subsequent review. Show proposed trailer height, materials and colors on exhibits. Sin &.
