This letter accompanies one set of the revised Condominium Permit amendment site plan and one copy of the Trellis/Patio Cover and Fence Plan Exhibit for Planning Area B-1. Both exhibits incorporate all of the requested changes and are ready for your final review prior to making the 15 copies for the Planning Commission hearing. Condominium Permit Amendment As requested, the Condominium Permit amendment site plan has been revised to address your comments. The following are the items that have been changed: 1. The cover sheet provides a signature line for Watt Homes. 2. The cover sheet identifies three lots The typical cluster for Watt Homes product is identified as approved.. 3. The unit orientation for those units located within Parcels A and C (Watt Homes) are consistent with the approved substantial conformance exhibit for Planning Area B-1. 4. The typical cluster for Watt Homes product is identified as approved. 5. The typical cluster for Concordia Homes product is identified as proposed. 6. The proposed typical clusters identify the approved and the proposed changes to the building footprints. Trellis/Patio Cover and Fence Plan Exhibit The trellis plan has also been revised to reflect your comments. The following changes were made: 1. An additional typical unit cluster is included to demonstrate a cluster containing two Plan 5 and two Plan 6 floor plans. 2. A detail of the trellis/patio cover measurements is provided. The plan also includes a fence plan showing the location of all proposed fences. 4. The maximum height of the fences is identified as six (6) feet. 5. All the "stray" lines have been removed. The purpose of these design guidelines is to permit the construction of trellis' and patio covers that are aesthetically pleasing and unobtrusive. The design guidelines are accompanied by a» exhibit that identifies^the limits of the area of coverage for trellis' and patio covers. V Basic Requirements - O/N A 0(A;-\ ^ ^Y 1. All trellis1 and patio covers shall comply with the requirements of the Uniform Building Code. 2. Prior to the issuance of a building permit for a trellis or patio cover, proof must be shown that the trellis/patio cover has been approved by the Homeowners Association. C^°^ l^AVs.^. Roofing materials for a patio cover must be the same or near the same style and color as the dwelling unit. 5. A trellis/patio cover must maintain all setback requirements as specified in the Poinsettia Shores Master Plan, the Planned Development Ordinance or the Trellis/Patio Cover Design Guidelines which ever is most restrictive. 6. Trellis/patio covers are permitted only on the units specifically identified as allowing for trellis/patio coversr ^ „ ^«. A trellis/patio cover cannot be greater in depth than ten (10) feet. 3. A trellis/patio cover cannot be greater than 16 feet in length as measured from outside of post to outside of post. A maximum of two (2\ feet overhang is allowed past the post. (See Trellis/Patio Cover Detain 4. A maximum length of 20 feet of trellis/patio cover is permitted on the same side of the dwelling unit. 5. Trellis/patio cover posts must maintain a minimum distance of ten (10) feet from any adjoining dwelling unit or other trellis/patio cover post. A maximum of two (2) feet pyejhang Is allowed oast the post. 6. A trellis/patio cover must maintain a minimum of five (5) feet from a fence, sound wall or community wall. 7. A trellis/patio cover must maintain a minimum of ten (10) feet from the back of any sidewalk or private driveway. 8. Without reviewing a specific proposal, I would say that Planning staff support is possible if the proposed standards for a Plan 5 trellis/patio cover result in a scaled down trellis/patio cover that still met the basic separation/setback requirements currently in place. As you know, space is very limited in this new experimental product type so there may be a chance that no additional structures/features be approved in these yard areas. Short of a formal preliminary review where staff review results in a letter signed by Asst. Planning Director, I would only say that staff support for Plan 5 trellis/patio cover allowances could be achieved via a scaled down proposal that did not compromise the basic separation/setback provisions already approved.
