we previously completed an initial review of the project and found that the application
is complete and suitable for further review. At that time we did not complete our
review for issues, we have now completed our review for preliminary issues and find
the following preliminary issues:
1. No trash receptacles are shown. Trash collection from the units near the end of
the driveways does not appear feasible, we suggest you submit the trash
collection plan to Coast Waste and have them provide a letter approving the
plan.
2. Provide a cross-section of the driveways showing the most severe conditions. The
site plan indicates driveways with a center gutter and a cross grade up to four
percent. The four percent grades may be an issue especially near the last units
where a reduced width is shown, verify if center gutters are being proposed.
3. Provide sidewalks on the north side of the private 36 foot wide street.
4. Provide a minimum of two feet of clearance between the edge of pavement or
curb and the retaining walls along the south side of the private 36 foot wide
street.
5. Show dimensions at the project entrance such as widths and turning radius.
