HomeMy WebLinkAboutCP 95-02; Lagoon Waterfront LLC Condominium; Condo Permit (CP) (5)February 27, 1995 Mr. Richard Allen, Chief Plan Checker Engineering Department City of Carlsbad 2075 Las Plamas Drive Carlsbad, CA 92009-4859 RE: RAW LAND LOT 37 OF TRACT 5162, AP No. 207-150-21-00 COVE DRIVE, AGUA HEDIONDA LAGOON, CITY OF CARLSBAD, CALIFORNIA Dear Mr. Allen, Pursuant to our telephone conversation this date, this letter will document our understanding and agreement that the City of Carlsbad will allow the above referenced property to drain to the rear yard instead of the front yard facing Cove Drive. Please let me explain. The above property is located on Cove Drive. The lot is now vacant but we intend to begin building a duplex upon the site within a couple of months. The property is presently nearly flat, yet still when graded, (approximately 25 years ago), was graded so that it drains to the cove at the rear of the property. It appears that most other such surrounding duplex lots and/or developments on Cove Drive of similar location and type, also presently drain to the rear. Such rain water drainage flows into Bristol Cove which is an ocean water inlet and part of the "AGUA HEDIONDA LAGOON". It was discussed that it would be better for said drainage to flow direct to the rear of the lot thus avoiding drainage waters from picking up street greases, debris and/or the like; only then to deposit the same into the ocean downstream. We discussed Cove Drives 4" rolled curbs and discussed the fact that street drainage Is not filtered before entering the ocean as surplus drainage run off. Finally, it was discussed that our project is applying for a City of Carlsbad "Preliminary Review" this Friday, March 3, 1995 and that should Mr. Allen wish to make further comment, he would do so at that time. Therefore, the City of Carlsbad concludes and thus agrees to allow drainage for the above referenced lot to drain to the rear instead of forcing drainage to the front only to later become contaminated by the street soils and dirt.
