PROJECT DESCRIPTION
OCEAN STREET DUPLEX

The contemplated project will consist of a 2 unit residential development, built to
condominium specifications, located on the west side of Ocean Street in Carlsbad,
California. The parcel is composed of two side-by-side building lots, each measuring 25'
x 140', which will be combined. Inasmuch as the lots extend to the "beach", but above
the "mean high tide line." We have tried to balance the need for import or export soil and
minimize grading where possible.
The property is presently zoned to allow for the construction of multi-family residential
dwelling units. The main factors which limit the number of units are City parking
requirements, and the overlay zone limit on height of structures. The combined lots have
a 5' side yard setback and a 20' front yard setback, which we seek to reduce by
administrative variance, in conformance with most other properties in the immediate
vicinity.
The units will be constructed with high quality materials and fixtures in keeping with
properties of similar size and distinction in the neighborhood. There will be covered
parking for four cars and area for an additional space uncovered. In addition to keeping
the project within the design and size parameters of similar neighborhood units, particular
time and effort have gone into making the duplex visually appealing from both the east
elevation facing Ocean Street and the west elevation facing the ocean itself.
The duplex will be used as the primary residence for the two couples developing the
property, Martin & Cindy Blair, and Phil & Pam Palisoul.
