The Planning Department has reviewed your tentative map, condominium permit, and master plan amendment, Application Nos. CT 98-03KP 98-Ol/MP 139(G), as to its completeness for processing. COMPLETE The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. As previously indicated, for consistency purposes, please show the widened street section and cul-de-sac design at the terminus of “A-C” Street. This design should be in accordance with the Village “B” tentative map. In accordance with a previous meeting with the applicant, and a field review of a similar project in Tustin Ranch on February 19, 1998, please show typical 24’ (“P” vehicle) turning radii, at a scale of 1” = 20’, for the proposed driveways, courtyards, and all garages (typical) on the site plan. Thank you for indicating the sight distance sight lines on the site plan. However, as previously requested, please show these sight lines on the preliminary landscape plan also. The “Local Street” typical section indicates a “B-D” Street. Where is this street? Please identify and label on the plan view. (Also check the spelling of “street” for the typical section.) Please show a typical street section for the proposed project entrance, and label as “Private Street A.” Please change the right of way width from 60’ to 68’ for the typical street section for “Collector Street A-A.” Drainaae: 1. All on-site drainage is private. Therefore, please relocate the storm drain located at building #2 out of the public utility easement. . Soils and Geoloav: 1. The updated Geo-technical Report needs a corrected (site specific) geologic map for Villages A-D. The one included is the geologic map for Villages “E, F, G, K & P.” Maminu/Land Title: 1. Schedule “B” of the Preliminary Title Report (PR) indicates a City easement (Item No. 4). Please show the location of this easement and indicate the future disposition. Delete/revise “General Design Note” No. 16 in accordance with this easement information. Miscellaneous: 1. Enclosed for the applicant’s review for making the requested revisions is a red-lined check print of the project. This check print must be returned with the revised plans to facilitate continued staff review.
