The Planning and Engineering Departments have reviewed your Minor Subdivision, Condominium Permit, and Administrative Variance, application no. MS 93-05, CP 98-04, and AV 98-03, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be submitted to complete your application. This list of items must be submitted directly to your staff planner by appointment. All list items must be submitted simultaneously and a copy of this list must be included with your submittals. No processing of your application can occur until the application is determined to be complete. The second list is issues of concern to staff. When all required materials are submitted the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initially filed, March 13, 1998, to either resubmit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. Engineering: 1. Two separate sets of mailing labels of the property owners within a 600 foot radius of the subject property. Please refer to the application check list for specifics on label format. 2. Photographs of the property taken from the north, south, east and west. 3. Provide copy of compliance inspection performed by Building Department. ISSUES OF CONCERN Planning: 1. It appears that the site plan depicting the curb line in relationship to the property line is incorrect. Please verify the curb line and property line, correct the site plan and submit two copies to the Planning Department. Engineering: 1. Please indicate and show aN easements and encumbrances on the tentative map, with the recordation number and date, in accordance with the PR. Indicate the future disposition of these easements and encumbrances either in plan view adjacent to the easement information, or, as an easement disposition chart. 2. Please show any existing driveways which are located adjacent to the proposed project. 3. Show existing street improvement (ie. driveway aprons, curb, gutter and sidewalks on both sides of street). 4. Show sewer and water utilities within street fronting site. 5. Please indicate gravity flow sewer from the proposed building to public sewer facilities. Indicate inlet elevations at the building and public sewer connection point. 6. Plot 100 year flood elevations. 7. Show topo or spot elevations on plan.
