Inc. Please describe fully the proposed project. Include any details necessary to adequately explain the scope and/or operation of the proposed project. You may also include any background information and supporting statements regarding the reasons for, or appropriateness of, the application. Use an addendum sheet if necessary. Description/Explanation: Request for a Tentative Map, Planned Development Permit, Coastal Development Permit and Hillside Development Permit for Planning Area 8 of the Poinsettia Properties Specific Plan. The proposed Tentative Map will allow for the subdivision of one parcel into 112 single-family residential lots, 6 open space lots, 3 private street lots, 1 Recreational Vehicle Storage lot and 1 commercial lot on 17.8 acres. Planning Area 8 is located within the Poinsettia Properties Specific Plan and Local Facilities Management Plan Zone 22 as depicted on the attached Location Map. A variety of existing and future land uses are adjacent to Planning Area 8. Existing land uses include Carlsbad Boulevard and Poinsettia Lane, South Carlsbad State Beach, the Lakeshore Gardens Mobile Home Park and the railroad right-of-way. The Specific Plan goal for Planning Area 8 is to provide medium-high density, market rate units. This area will provide an attractive alternative for many professionals that enjoy the North County beach oriented lifestyle, yet work in San Diego. Residents of this Planning Area will be able to bicycle or walk to the transit station on safe pedestrian/bike trails and secure their bikes in the lockers provided at the station. The product proposed by UDC Homes is as follows: Plan 1 is 1,880 square feet with a building height of 25.0 feet; Plan 2 is 2,033 square feet with a building height of 26.0 feet; Plan 3 is 2,100 square feet with a building height of 25.5 feet.
