Application-4-Plex APN: 216-170-36 Dear Mr. Elaine: I have enclosed for city review the Tentative Map, (TM) application and appurtenant documents outlined in the city's application checklist. As suggested in your November 3, 1998 pre-application report, the parking layout has been reviewed and approved by Ken Quon of the engineering department. In addition the other itemized engineering issues have been addressed on this T.M. In answer to the planning issues referenced in your November 3, 1998 report, the net developable acreage is .36 acres and 0.28 acre without considering any credit for the slope or lower pad. Both acrages are sufficient to support the 4 units proposed. This is a single lot project with 4 units and private yards depicted on the plan. Although a Hillside application will not be required, the project complies with the hillside ordinance, including setbacks. The following are the checklist of items included in this submittal: 1. Tentative Map Application 2. Ten copies of the Tentative Map and site plan. 3. Reduced site plan, floor plans and elevation,(l copy, 8.5x11).4. 4. Location map on separate sheet, ( 1 copy 8.5x11) f 5^ EIA Form not required, due to insignificant grading on this existing lot,(< 5' cut/fill). 6. Notarized Public Facilities Agreement and fees. 7. 300' radius map and property owners list per city requirements. 8. Hydrology report not required because site less than 1 acre. 9. Three copies of the Preliminary Title. 10. School and sewer availability letters 11. Constraints map not required. 12. Four copies of the preliminary landscape plan included with the architectural floor plans, and elevations (24x36) 13. Photographs from north, south, east, and west. 14. Construction materials board. 15. Tentative Parcel Map fee. If there is any additional information that will help you with your evaluation, please let me know.
