The Planning Department has reviewed your Condominium Permit, application no. CP 99-05, as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the cours.e of processing the application, request that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. The Planning Department will begin processing your application as of the date of this communication. Engineering: None. ISSUES OF CONCERN Planning: 1. The conversion of an existing building(s) to condominiums must meet all the prescribed standards of the Planned Development Ordinance (Chapter 21.45 of the Carlsbad Municipal code) to be supported by staff. See Attachment. 2. Garages facing onto the street side yard shall maintain a twenty foot setback from property line. 3. All units must have at least two full-sized covered residential parking spaces. Please show the garages with dimensions on the site plan. 4. The required guest parking space shown as tandem parking on the site plan is only allowed if the garage is set back a minimum of twenty feet from the property line. Credit for visitor parking may be allowed on local streets for duplex projects subject to the approval of the planning commission. 5. Please label the site plan with the required open space, refer to Section 21.45.090{g)(1). 6. Separate storage space of at least four hundred eighty cubic feet in area shall be provided for each unit, refer to Section 21.45.090(1). Please provide on the site plan.
