The Planning Department has reviewed your development applications nos. MP 178(A), CT 02-14, PUD 02-06, and CUP 02-17, as to its completeness for processing. The items requested from you earlier to make your development applications complete have been received and reviewed by the Planning and Engineering Departments. It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now considered complete, there may be issues that could be discovered during project review and/or environmental review. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. At this time, the City asks that you provide five complete sets of the development plans so that the project can continue to be reviewed. A tower is called out in plan view as a structure in the village green, however, there are no elevations provided. There is also reference to a theme trellis in plan view with no elevations. 2. Low garden walls are shown in section but are not included in plan view for Planning Areas 7 and 8. 3. Plan two in Planning Area 7 shows a stairway to the front courtyard. Do not show the stairs in plan view unless the stairs are in fact part of the plan. 4. A consistent fence plan may be deferred, but only until just prior to issuance of any building permit. I understand that that Lennar prefers to use more of the wood fence than solid masonry, but I am not convinced that is best for the project in the long term. This issue will be resolved with the approval of the consistent fence plan. 5. We should meet to go over home plotting with regard to front door visibility and maximizing outdoor yard area relative to the ground floor layout. 6. When do we see the design for inside the roundabouts? 7. An architectural materials sample board should be created for each of the planning areas. Engineering: No Engineering comments at this time
