Description/Explanation:
This is an application for a Hillside Development Permit, Condominium Permit and
Tentative Tract Map to allow for the development of 58 condominium units on an
8.18 acre site.
The project site is located on the south side of La Costa Avenue adjacent to the east
of the Marbella Condominiums. The two
northernmost tiers (closest to La Costa Avenue) will have access from Street "B".
The southernmost tier (with the highest elevation) will have access from Street "A".
The Street "B" buildings include two tri-plexes and six six-plexes (one tri-plex and
three six-plexes on each side of Street "B"). The buildings on Street "A" will consist
of four four-plexes. The buildings will not exceed 35' in height and will comply with
all standards of the underlying RD-M Zone. The units will range in size from 1,342
and 2,016 square feet. A 14,330 square foot recreation area will be located in the
northeastern corner of the project site. The amenities in the recreation area include:
swimming pool, spa, barbeque area, bathroom/changing room, play equipment, and
turf play area.
Three tiers of buildings are proposed.

STATEMENT OF AGREEMENT
TENTATIVE SUBDIVISION MAP
CITY OF CARLSBAD
The Subdivision Map Act and the Carlsbad Municipal Code sets a fifty (50) day time restriction on
Planning Commission processing of Tentative Maps and a thlrty (30) day time limit for City Council
action. These time lets can only be extended by the mutual concurrence of the applicant and the
City. By accepting applications for Tentative Maps concurrently with applications for other
approvals which are prerequisites to the map; Le., Environmental Assessment, Environmental Impact
Report, Condominium Plan, Planned Unit Development, etc., the fifty (50) day time limits and the
thuty (30) day time limits are often exceeded. If you wish to have your application processed
concurrently, tlxs agreement must be signed by the applicant or his agent. If you choose not to si9
the statement, the City will not accept your application for the Tentative Map until all prior
necessary entitlements have been processed and approved.
The undersigned understands that the processing time required by the City may exceed the time
limits, therefore the undersigned agrees to extend the time limits for Planning Commission and City
Council action and fully concurs with any extensions of time up to one year from the date the
application was accepted as complete to properly review all of the applications.

Time limits on the processing of discretionary projects established by state law do not start until a project application is deemed complete by the City. The City has 30 calendar days from the date of application submittal to determine whether an application is complete or incomplete. Within 30 days of submittal of this application you will receive a letter stating whether this application is complete or incomplete. If it is incomplete, the letter will state what is needed to make this appl icati en the application is complete, the processing period will start f the completion letter.
