Hi Bill,
I discusssed your project with Chris and Don and here is the feedback on issues raised at the last
meeting:
1. Motor courts vs. Driveways - The ordinance does not distinguish between the two. Setbacks, as
required from private driveways are also applicable to motor courts. For this project it means 5' for garage
and 8' for residences.
2. Applicability of 8' setback for residences located on second level -Residences, even when they are on
the second level w/ garage at ground level, shall have a setback of 8' from the driveway/ motorcourt. The
intent of the PUD ordinance is to provide separation between the driveway and living spaces by observing
a minimum of 8' setback. Some architectural features including balconies may intrude upto 2 feet into the
required setbacks.
3. 30' setback as required in the PUD ordinance applies to dwelling units and accessory structures and
since retaining walls are not considered an accessory, they are not required to be outside the 30' setback.
However wall height and location shall comply with the RDM standards.
