Dear Bob:
Thank you for discussing the La Costa Condominiums project with me last week. As you know,
this project is located on the south side of La Costa Avenue adjacent to the east of the Marbella
Condominiums project. The purpose of this letter is to confirm our conversation regarding the
applicability of the City's new cul-de-sac policy to this project. The City has determined that the
new cul-de-sac policy will not apply to our proposed multifamily project. Specifically, the 50
unit limitation and the street width standards will not be applicable to this site. We will now
begin our design phase based on this understanding. The project will be more viable with more
room to provide for open space on site. We are confident that the La Costa Condominiums will
be a premier residential community in the City of Carlsbad.
