Yorba Linda Blvd. # 202 Placentia, CA 92870 SUBJECT: PUD 03-05 - CARLSBAD OFFICE PARK Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning Department has reviewed your request to subdivide an industrial parcel into six lots, application no. PUD 03- 05, as to its completeness for processing. The items requested from you earlier to make your application complete have been received and reviewed by the Planning Department. It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now considered complete, there may be issues that could be discovered during project review and/or environmental review. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. At this time, the City asks that you provide two complete sets of the revised development plans so that the project can continue to be reviewed. PUD 03-05 - CARLSBAD OFFICE PARK ISSUES OF CONCERN Engineering: The Engineering Department has completed its review of the above project for application completeness. The application and plans submitted for this project are considered complete. Prior to scheduling this project for hearing, the following items should be corrected/addressed: 1. 2. 3. 4. 5. 6. 7. 8. 9. IO. Please revise the TM so the text (and drawings) are aligned parallel with the long side of the “D” sheet. In other words, please rotate all blocks of textldrawings 90 degrees clockwise in relation to the paper. Please add the easement recording information for all easements that are shown a$ proposed, but the easements have already been recorded. Please revise the earthwork quantities on the TM if necessary. Wasn’t the grading currently shown proposed with the PIP and this application proposed no grading? Please add a note to the TM and reference as necessary the existing approved grading and improvement drawing numbers as the site is currently under construction. Please have the EngineedLand Surveyor-of-work and the property owner sign the TM. Please revise the title of the map to read Tentative Map rather than Tentative Parcel Map. The TM should show all easements listed in the title report dated June 6th unless an updated one has been prepared, in which case, please provide a copy with the next submittal. Please add a notehndicate on the TM, how each of the lots will obtain access to public roads and utilities. Will Parcel 6 be owned in common .with each of the other 5 lots having an equal interest? Please revise the TM so that each of the proposed lots is labeled as a lot rather than a parcel. The TM should show Lots 1-6. Please show line-of-sight areas for stopping sight distances at the intersection of Corte Del Nogal and Camino Vida Roble in accordance with City standards. The TM should show any necessary easements to ensure the lines-of-sight are maintained. Please note, this is not a complete review of all applicable information related to the subject application. Additional information may be required/issues of concern may arise from review of the responses to the above items.
