Subject: Ocean Bluff, CT 93-09(A), HDP 93-09(A) & CDP 97-54 - Amended TM Submittal
Dear Anne:
Enclosed is a set of the Ocean Bluff plans which were revised to respond to your comments in the letter
from the City dated February 18, 1998. This submittal reflects the following Planning items:
1. The City's decision to review the proposed project changes with regard to the prior environmental
compliance determination and the associated noticing procedures is noted.
2. Open Space Lot A lot lines have not been changed. It is still 3.0 acres. The proposed Amended
Tentative Map lot dimensions are identical to those proposed on the CDP/HSP site plan exhibit. These
are also consistent with the Final Map plans being processed through Engineering. The Amended
Tentative Map plans were modified to show the 60-foot fire suppression zone within the property line.
3. The landscape plan check comments from Landscape Consultant, Larry Black, are returned with this
submittal for his use. The requested changes were incorporated into the landscape plans and the fire
suppression zone locations are consistent with the hillside development/coastal development site plan.
4. The Engineering Department did not have any additional comments regarding the last submittal.
This submittal addresses the Planning Department's concerns and should allow the project to obtain final
environmental compliance review and be scheduled for City Council hearing as soon as possible. If you
