The project complies. The Enclave is an (11)-single family home project with (2) different floor plans and (2) different elevations styles, and meets the architectural guidelines. 2. The project complies. Each individual home has a single coherent architectural style, and all elevations have the same design integrity, including forms, details and materials. 3. The project complies. Each home has a minimum of (4) complementary details incorporated into all four sides of each home. These details include balconies, decorative eaves and fascias, exposed rafter tails, arched elements, towers, columns, exterior wood elements, and stone accents materials. 4. The project complies. The floor plans have a variety of roof ridges and roof heights throughout the neighborhood. Site Planning: 5. The project complies. Homes with both the same floor plan and elevation style do not occur on adjacent lots. 6. The project complies. Right reading and reverse plans occur throughout the project. Single Story Requirements: 7. The project complies. (3) of the (11) homes are single story = 27%. The plate heights do not exceed 15’, and the overall heights do not exceed 20’. 8. The project complies. All homes have a single story building edge as defined in requirement 9. 9. The project complies. All homes have a single story building edge as defined. Plan 1 is a single story home. Plans 2 and 3 both have a single story building edge with a depth of not less than 5’ that runs along one side, with a substantially lower roof than the two story building edge. Multiple Building Planes (Revised): 10. The project complies. All homes have at least (4) separate building planes on the street elevations as defined in the requirement. 11. The project complies. A minimum of (8) of the (11) homes meet the rear elevation plane offset requirement = 72.7% (66% is the minimum requirement.) All (6) Plan 2 rear elevations comply, along with Plan 1A with Loggia on Lot 1, and Plan 1B with Loggia on Lot 6 for a total of (8) rear elevations in compliance. 12. The project complies. A minimum of (8) of the (11) homes meet the one side yard setback average of 8.5’ = 72.7% (66% is the minimum requirement.) Windows and Doors: 13. The project complies. All windows and doors at the front elevation are recessed, and all windows and doors along the side and rear elevations have bottom trim. 14. The project complies. Each front elevation provides signature windows per elevation style. Front Porches: 15. The project complies. All homes have a front porch or entry courtyard that complies. Front Entries: 16. The project complies. All homes have a front entry that complies. Chimneys: 17. The project complies. All chimneys and chimney caps are in scale with the homes. There are no more than (2) chimneys per home. Garage Doors: 18. Not applicable. All garages are (2)-car, the requirement does not apply to our project.
