Any additions to, exceptions to, or deletions from this practice are also described in Section 2 of this report. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property, except for the following: • Shaw's Autosport Body Shop is currently one of the tenants at 2531/2541 State Street. The shop currently only works on car paint and body repair. Paints and solvents are stored on site, and mixed waste is stored in 55-gallon drums as secondary containment. The mixed Phase I Environmental Site Assessment 2531-2589 State Street, Caiisbad, CA Hillmann Project #C3-5765 Hillmann Consulting LLC waste is removed from the site by PCL approximately every six months. No leaking or staining was noted at the site. However, the auto body shop has occupied the Property since as early as 1985, and is therefore considered a REC in connection with the Property. Hillmann has also performed cursory evaluations for ASTM "Non-Scope" items, such as asbestos-containing materials (ACM), lead-based paint, radon and mold. Our observations and research did not identify any significant concems, except for the following: • Considering the original date of construction (reportedly circa 1930s, 1960s, 1970s, and 1980s), there is the potential for asbestos-containing materials at the Property. Suspect non- friable ACM observed at the Property included sheetrock walls and ceilings, ceiling tiles, and vinyl floor tiles in good condition. No suspect friable materials were observed. Additional quantities of ACM or suspect ACM may exist in enclosed areas, or areas not accessed during the assessment. It is emphasized that this limited screening does not constitute a comprehensive asbestos survey of the premises and is meant only to provide a cursory evaluation regarding the overall prevalence of ACM at the Property. Additional investigation and comprehensive testing of suspected ACM would be required to determine the presence or absence of ACM at the Property. • Considering the date of construction, lead-based paint may be present at the Property. However, due to the non-residential usage of the Property, lead-based paint is not considered to be a significant environmental concem. 1.4 Recommendations Based on infonnation collected from the site investigation, record review, interviews and site reconnaissance, Hillmann makes the following recommendations: • Hillmann recommends a Limited Phase II Subsurface Investigation in the area of the current auto body facility. • Hillmann recommends suspect ACM at the Property should be managed in compliance with all applicable rules and regulations. • Hillmann recommends that suspect lead paint at the Property be managed in compliance with applicable rules and regulations. Phase I Environmental Site Assessment 3 Hillmann Project #C3-5 765 2531-2589 State Street, Carlsbad, CA Hillmann Consulting LLC 2.0 PURPOSE AND LIMITATIONS 2.1 Purpose and Scope This assessment was conducted utilizing generally accepted Phase I ESA industry standards in accordance with the ASTM Standard Practice E 1527-05. The ASTM describes these methodologies as representing good commercial and customary practice for conducting an Environmental Site Assessment of a property for the purpose of identifying recognized environmental conditions. The term recognized environmental conditions (RECs) is defined by the ASTM as the presence or likely presence of any hazardous substances or petroleum products on a property under conditions that indicate an existing release, a past release or a material threat of a release of any hazardous substances or petroleum products into structures on the property or into the ground, ground water or surface water of the property. The term includes hazardous substances or petroleum products even under conditions in compliance with laws. The term is not intended to include de minimis conditions that generally do not present a material risk of harm to public health or the environment and that generally would not be the subject of an enforcement action if brought to the attention of appropriate governmental agencies. Conditions determined to be de minimis are not RECs. The chief components of this assessment are described as follows: • Review and discussion of current Property conditions regarding the presence or absence of hazardous chemicals/petroleum products; generation, treatment, storage or disposal of hazardous, regulated or medical wastes; electrical equipment that utilizes oils which potentially contain PCBs; and bulk storage tanks (above or below ground). • Review and discussion of the usage of adjacent and nearby properties to identify the potential for contamination (if present and/or suspected) to migrate onto the Property. • Summary of physical characteristics of the Property through a review of available topographic, geologic and groundwater data. • Research of the historic uses of the Property through a review of reasonably ascertainable standard sources, such as fire insurance maps, city directories, aerial photographs, prior reports and interviews. • A regulatory review of federal and state environmental databases, and other local environmental records, within specific search distances defined by the ASTM. These methodologies are described as representing good commercial and customary practice for conducting an Environmental Site Assessment of a property for the purpose of identifying recognized environmental conditions. CA Hillmann Consulting LLC • Lead-based Paint • USEPA Designated Radon Potential • Mold 2.2 Inaccessible Locations The interior of the office spaces and detached garage at 2579 and 2589 State Street, and the heavy commercial contracting office, and tenant storage spaces at 2531-2551 State Street were not accessible during the site reconnaissance. 2.3 Limitations and Exceptions Historic research data gaps are detailed in Section 5, if applicable. No other exceptions or deletions from the ASTM Standard E 1527-05 are reported. 2.4 Abbreviations/Acronyms Hillmann may use the following abbreviations and acronyms for common terminology described in our report. The methodology of this Phase I Environmental Site Assessment was consistent with the ASTM Standard Practice for E 1527-05. Findings within this report are based on information collected from observations made on the day of the site investigation and from reasonably ascertainable information obtained from goveming public agencies and private sources. This report is not definitive and should not be assumed to be a complete or specific definition of the conditions above or below grade. Information in this report is not intended to be used as a construction document and should not be used for demolition, renovation or other construction purposes. Hillmann makes no representation or warranty that the past or current Phase I Environmental Site Assessment 5 Hillmann Project #C3-5 765 2531-2589 State Street, Carlsbad, CA Hillmann Consulting LLC operations at the Property are, or have been, in compliance with all applicable federal, state and local laws, regulations and codes. Findings, conclusions and recommendations presented in this report are based on our visual observations of the Property, the municipal research findings reasonably obtained, information provided by the Client, and/or a review of readily available and supplied drawings and documents. Hillmann relies completely on the information, whether written, graphic or verbal, provided by the subject Property contact(s) or as shown on any documents reviewed or received from the subject Property contact, owner or agent, or municipal source, and assumes that information to be true and correct. Although there may have been some degree of overlap in the information provided by these various sources, Hillmann did not attempt to independently verify the accuracy or completeness of all information reviewed or received during the course of this assessment. Regardless of the findings stated in this report, Hillmann is not responsible for consequences or conditions arising from facts that were concealed, withheld or not fully disclosed at the time the assessment was conducted. This report does not warrant against future operations or conditions, nor does it warrant against operations or conditions present of a type or at a location not investigated. The regulatory database report provided is based on an evaluation of the data collected and compiled by a contracted data research company. The report focuses on the Property and neighboring properties that could impact the Property. Neighboring properties listed in governmental environmental records are identified within specific search distances. The search distance varies depending upon the particular government record being checked. The regulatory research is designed to meet the requirements of ASTM Standard E 1527-05. The information provided in the regulatory database report is assumed to be correct and complete. Subsurface conditions may differ from the conditions implied by the surface observations and can only be reliably evaluated through intrusive techniques. Reasonable efforts have been made during this assessment to identify aboveground and underground storage tanks and ancillary equipment. "Reasonable efforts" are limited to information gained from visual observation of largely unobstructed areas, recorded database information held in public record and available information gathered from interviews. Such methods may not identify subsurface equipment that may have been hidden from view due to parked automobiles and other vehicles, snow cover, vegetative growth, pavement, construction or debris pile storage or incorrect information from sources. Hillmann is not a professional title insurance firm and makes no guarantee, explicit or implied, that the records which were reviewed represent a comprehensive or precise delineation of past Property ownership or tenancy for legal purposes. Phase I Environmental Site Assessment 6 Hillmann Project #C3-5 765 2531-2589 State Street, Carlsbad, CA Hillmann Consulting LLC 3.0 PROPERTY DESCRIPTION 3.1 Property Location The Property is located at 2531-2589 State Street, Carlsbad, California. The legal designations of the Property are APN 1552000700, 2030542200, 2030542100, 2030542000, and 2030541900. The latitude and longitude of the Property is approximately north 33.1643000 degrees, and west 117.3530000 degrees. 3.2 Site and Vicinity Characteristics The Property consists of several commercial and heavy commercial buildings. The buildings at 2531-2551 include single office tenants, tenant storage spaces, an auto body garage, woodworking shop, and contracting office. A file room is located in a basement space beneath the building at the 2531 address. The building at the 2579 address consists of a stained glass shop, office space, and wooden structures on the east side of the Property occupied by subtenants that engage in arts and crafts. The building at the 2589 parcel consists of a reconstruction contracting office. The Property covers an approximate land area of 1.88 acres on the southwest side of State Street. There are two entry drives onto the Property from State Street on the northeast side of the Property. The Property is in an area characterized by commercial, industrial, and residential properties. 3.3 Current Use of the Property The Property is occupied by one (1) light industrial building consisting of a glass shop and office space, one (1) heavy commercial building, and a heavy commercial complex which includes single office tenants, auto paint shop, woodworking shop, general contractor, and general storage buildings. 3.4 Description of Property Improvements The Property development at the commercial office spaces at 2531-2559 consists of stucco exterior walls, a flat, roll on roof, and a slab-on-grade foundation system. The interior spaces consist of drywall, acoustic ceilings, ceramic floor tiles, vinyl floor tiles, carpeting, and wood paneling. A file room is located in a basement below the 2531 address which consists of concrete flooring and cinderblock walls. The office extension and tenant spaces on the southwest side of the Property consist of raised foundations, wooden siding, metal siding, stucco exterior walls, wood framed roofing with shingles, acoustic ceilings, and carpeted and concrete floors. The garage space for the auto body shop on the northwest portion of the Property consists of cinderblock walls, wood siding, roll on roof, with a slab-on-grade foundation system. The secondary garage consists of metal siding, wood framing, a pitched roof with shingles, a painfing booth, and concrete flooring. The Property development at 2579 includes one (1) heavy commercial building that consists of a raised foundation, stucco exterior, wood framing, and a flat, roll on roof The interior consists of exposed wood framing, drywall, concrete flooring, carpeting, and vinyl floor tiles. The Property development at 2589 includes (1) heavy commercial building that consists of a raised foundation, stucco exterior, wood framing, and a flat, roll on roof The finished interiors were not observed during our site reconnaissance. 3.5 Utilities/Source of Heating The commercial building spaces are heated/cooled by an electric powered package units located on the roof and within closets of the buildings. No heating/cooling systems were observed for the buildings on the southwest or northwest portions of the Property. The topographic gradient at the Property is slopes in a general northwest direction. Copies of the topographic maps are included in Appendix C. Phase I Environmental Site Assessment 8 Hillmann Project #C3-5765 2531-2589 State Street, Carlsbacl, CA Hillmann Consulting LLC 3.8.2 Soils Based on the United States Department of Agriculture - Soil Conservation Service data, soils at the Property are classified as "Marina". This soil has a texture of loamy coarse sand and is somewhat excessively drained with moderate inflitration rates. 3.8.3 Geology According to the EDR Geo-Check report, the bedrock geologic formation in the area within the vicinity of the Property is identified to be Stratified Sequence of the Cenozoic Era. 3.8.4 Hydrology Based on the drainage/topography, groundwater is estimated to flow to the northwest. Groundwater levels and/or flow direction(s) may vary due to seasonal fluctuations in precipitation, local usage demands, geology, underground structures or dewatering operations. Based on the U.S. Fish & Wildlife Service's National Wetlands Inventory, weflands are not suspected to be present on the Property. According to the Federal Emergency Management Agency (FEMA) Flood Insurance Rate Map (FIRM) covering the area of the Property, the Property is located outside of the 100 and 500 year flood zones. Phase I Environmental Site Assessment 9 Hillmann Project #C3-5 765 2531-2589 State Slreet, Carlsbad, CA Hillmann Consulting LLC 4.0 USER PROVIDED INFORMATION 4.1 Title Records/Environmental Liens/Activity and Use Limitations Review of title records is not included in the scope of work for this assessment project. No information regarding environmental liens or activity and use limitations was provided to Hillmann by the Client. 4.2 Specialized Knowledge or Experience No indication of any specialized knowledge or experience regarding the Property was reported to Hillmann by the Client. 4.3 Commonly Known or Reasonably Ascertainable Information No commonly known or specialized knowledge of the Property was reported to Hillmann by the Client. 4.4 Property Value Reduction due to Environmental Conditions No information was provided by the Client to Hillmann regarding a reduction of the Property value due to environmental problems or conditions. 4.5 Reason for Performing Phase I ESA It is Hillmann's understanding that the Phase I ESA was being performed in conjunction with a pending real estate or bank financing transaction involving the Property. Phase I Environmental Site Assessment 10 Hillmann Project #C3-5 765 2531-2589 Slate Street, Carlsbad, CA Hillmann Consulting LLC 5.0 HISTORICAL USE RESEARCH Hillmann has conducted research in order to help identify the likelihood of past uses having led to recognized environmental conditions in connection with the Property. Standard historical sources have been sought in an attempt to document the past uses of the Property as far back as it can be shown that the Property contained structures; or from the time the Property was first used for residential, agricultural, commercial, industrial or governmental purposes. 5.1 Sanborn Fire Insurance Maps Fire insurance maps were created for insurance underwriters and often contain information regarding the uses of individual structures, and the locations of fuel and/or chemical storage tanks that may have been on a particular property. These maps were generally prepared for urban areas beginning in the middle to late 1880s and continuing generally into the 2000s. A search of Sanborn Fire Insurance Maps for the Property and surrounding area was conducted by Environmental Data Resources, Inc. (EDR) of Milford, Connecticut. EDR provided a Sanbom report that stated fire insurance maps covering the target property were found for the years 1929 and 1950. YEAR(S) DESCRIPTION 1929, 1950 Property The Property's addresses are not listed on the Sanbom map. 1929, 1950 Adjacent Properties The adjacent properties' addresses are not listed on the Sanborn map. 5.2 Historic City Directories A search of City Directories for the Property and surrounding area was conducted by EDR. The City Directory Abstract report provided data from directories dated 1950 through 2012 in approximately one to twenty year intervals. EDR provided an Aerial Photography report of several historic photographs of the Property area from the years 1939, 1947, 1953, 1963, 1974, 1980, 1990, 1994, 2005, 2009, 2010, and 2012. The adjacent properties to the northeast appear to be developed with residential and commercial structures. The adjacent property to the southwest appears to contain an industrial storage lot and a parking lot associated with the Carlsbad Village Train Station. 5.5 Prior Investigation Reports A report titled Phase I Environmental Site Assessment: 2531, 2541, and 2551 State StreeL in Carlsbad, CA prepared by Marc Boogay and dated July 29, 2005 was provided to Hillmann for Review. Of note, the report concluded that the auto body shop contained "several five-gallon containers of used automotive fluids (motor oil and antifreeze) and two 55-gallon storage drums of paint sludge." The report also references a 1998 Preliminary Environmental Site Assessment report which identified "Significant cracks" in the floor of the painting booth. The 1998 report "recommends that a limited soil investigation should be conducted inside the paint spray booth to determine whether subsurface media has been impacted with solvents." The report concluded the following: "Based on the research discussed in this report, the likelihood of an enforced cleanup on the site is considered low. Further investigafion is not considered warranted." 5.6 Interviews Hillmann interviewed Mr. Charles Curry, property manager, while on-site at 2531-2551 State Street. According to Mr. Curry, the westem buildings were built circa 1940s originally as a residence. Mr. Curry also indicated that the northern portion of the Property was owned by Mr. Red Robinson who utilized the land as a stable for his family until the 1960s when Mr. Robinson began developing the Property for commercial purposes. The southem portion of the commercial building was originally constructed circa 1960s with two expansions northward circa 1970s and 1980s. He informed that most of the tenants occupy single offices with the exception of the car paint and body shop, a general contracting company, and a wood shop which occupy the westemmost buildings. Hillmann provided Mr. Ken Benson, V.P. of Project Management with Intracorp Companies, with an environmental questionnaire with instructions for it to be completed by knowledgeable parties of the Property. As of the date of this report, the environmental questionnaire as not been returned. 5.7 Summary and Conclusion of Historic Use Research The Property was originally developed prior to 1939 with several residential structures. Commercial development appears to have begun in the 1950s and gradually increased through the 1960s until the site use was predominantly commercial. Historic commercial uses appear to have included various small businesses, trade and light industry; including an auto body repair shop from as early as 1985 to the present. By 1974 the Property appears to expand its commercial buildings and the southern buildings at 2579 and 2589 were developed into their current configurations. By 1980 the detached garage at the southwest portion of the Property was developed. By 1990 the northern garage associated with the auto body shop was developed. By 2005 the Property was developed into its current configuration. The historic use as an auto body shop from 1985 to the present is considered to be a REC in connection with the Property. It is Hillmann's opinion that further investigation would not result in any significant changes to the findings of this assessment. Phase 1 Environmental Sile Assessment 27 Hillmann Projecl #C3-5765 2531-2589 Slate Slreel, Carlsbad CA Hillmann Consulting LLC 6.0 SITE RECONNAISSANCE/INTERVIEWS 6.1 Interviews Hillmann was accompanied onsite by Mr. Charles Curry, property manager, during the portion of the site visit at 2531-2551 State Street. According to Mr. Curry, the western buildings were built circa 1940s originally as a residence. The southem portion of the commercial building was originally constructed circa 1960s with two expansions northward circa 1970s and 1980s. He infonned that most of the tenants occupy single offices with the exception of the car paint and body shop, a general contracting company, and a wood shop which occupy the westemmost buildings. Hillmann was unaccompanied during the portion of the site visit at 2579-2589 State Street Any pertinent information obtained is referenced in the appropriate sections of this report. 6.2 Property Use The Property is occupied by one (I) light industrial building consisting of a glass shop and office space, one (I) heavy commercial building, and a heavy commercial complex which includes single office tenants, auto paint shop, woodworking shop, general contractor, and general storage buildings. 6.3 Hazardous Substance/Petroleum Products Storage/Handling Storage of paints and solvents was observed in the auto body shop adjacent to the painting booth. The paints and solvents were stored in the manufactured containers. The glass shop also contained paints, stains, and cleaners stored in the manufactured containers. No other storage of hazardous substances was observed in association with the other tenants on-site. No evidence of any spills or releases was observed during the site reconnaissance. 6.4 Waste Generation, Storage and Disposal No evidence of improper or illegal waste disposal was observed visually during the site reconnaissance. Waste Management handles disposal of normal waste. PCL reportedly handles any waste generated at the auto paint shop every six months. The waste generated within the auto paint shop is contained in 55-gallon drums. No leaks were observed during the site reconnaissance. 6.5 Waste Discharges Sanitary sewage generated on-site is discharged into the City of Carlsbad sewer system. Storm water is discharged into the municipal storm water system. No industrial or process waste discharges were identified at the Property. Phase I Environmental Site Assessmenl 28 Hillmann Projecl #C3-5 765 2531-2589 Slate Slreel, Carlsbad, CA Hillmann Consulting LLC 6.6 Underground/Above Ground Storage Tanks Hillmann observed a pair of circular concrete ports in the parking lot behind the building at the 2531 address. According to the site contact, the ports are for water utility access. Hillmann did not observed any vent pipes indicative of a UST in the vicinity. No evidence of any active or inactive bulk petroleum storage tanks was noted at the Property. The Property was not listed on the regulatory databases of registered or leaking bulk petroleum storage tanks. 6.7 Polychlorinated Biphenyls (PCBs) Two pad-mounted transformers are located on the northeast side of the Property at 2541 State Street. These transformers are owned and operated by San Diego Gas & Electric. No leaks or staining was observed around the transformers, and they were not labeled as to PCB content. No hydraulic equipment was noted at the Property. 6.8 Drains/Sumps No interior floor drains were noted at the Property. 6.9 Exterior Pits/Ponds/Lagoons No evidence of exterior pits, ponds or lagoons was identified on the Property in connection with waste treatment or disposal. 6.10 Stained Soil, Pavement/Stressed Vegetation De minimis soil staining was observed at the west end of the Property and around the air compressor for the auto body shop. No evidence of stressed vegetation was identified on the Property. 6.11 Drinking Water/Wells/Septic Systems Potable water is provided to the Property by the City of Carlsbad. No evidence of wells or septic systems was identified at the Property. 6.12 Fill Material No evidence of recently deposited or non-native fill materials was noted at the Property. Phase I Environmental Site Assessment 29 Hillmann Project #C3-5 765 2531-2589 Stale Streel, Carlsbad, CA Hillmann Consulting LLC 7.0 NON-ASTM SCOPE CONCERNS 7.1 Asbestos-Containing Material (ACM) No previous or existing asbestos surveys were made available to Hillmann. No knowledge of existing ACM was indicated by Property representatives. Considering the original date of construction (reportedly circa 1930s, 1960s, 1970s, and 1980s), there is the potential for asbestos-containing materials at the Property. Suspect non-friable ACM observed at the Property included: sheetrock walls and ceilings, ceiling tiles, and vinyl floor tiles in good to fair condition. No suspect friable materials were observed. Additional quantities of ACM or suspect ACM may exist in enclosed areas, or areas not accessed during the assessment. It is emphasized that this limited screening does not constitute a comprehensive asbestos survey of the premises and is meant only to provide a cursory evaluation regarding the overall prevalence of ACM at the Property. Additional investigation and comprehensive testing of suspected ACM would be required to determine the presence or absence of ACM at the Property. 7.2 Lead-Based Paint Considering the date of construction, lead-based paint may be present at the Property. However, due to the non-residential usage of the Property, lead-based paint is not considered to be a significant environmental concem and no further investigation is recommended at this time. 7.3 Radon Radon is a naturally occuning, colorless, odorless gas that is a byproduct of the decay of radioactive materials potentially present in bedrock and soil. Radon gas may enter the lowest level of a building through floor cracks, structural joints or plumbing conduits. The United States Environmental Protection Agency (USEPA) guidance level for annual residential exposure to radon is 4.0 picocuries per liter of air (pCi/L). The guidance level is not a regulatory requirement for private owners of commercial real estate, but is commonly used for comparison purposes to suggest whether further action at a building may be prudent. Based on information obtained from data obtained by the USEPA, the Property is located in an area with a low potential for radon concentrations that exceed cunent USEPA action guidelines. The County of San Diego is classified as Zone 3, or 'low risk' area for radon. 7.4 Mold While a comprehensive inspection for the presence of mold and/or microbial growth is beyond the scope of this assessment, Hillmann conducted a cursory screening for evidence of excessive or amplified mold growth, or for conditions favorable for mold growth. No evidence of significant mold growth was identified at the Property in the accessed areas during the cursory screening. Hillmann also reviewed the "unmappable" listings within the database report, cross-referencing available address information and facility names. Unmappable sites are listings that cannot be plotted with confidence, but are identified as being located within the general area of the Property based on the partial street address, city name or zip code. In general, a listing cannot be mapped due to inaccurate or incomplete address information in the database that was supplied by the corresponding regulatory agency. Any listings from the unmappable summary that were identified by Hillmann as a result of the area reconnaissance and/or cross-referencing to mapped listings are included in the corresponding database discussion within this section. Therefore, the Subject Property owner would not be liable for any contamination of the underlying aquifer that was attributed to an off-site source. Phase I Environmental Site Assessment 2531-2589 Slate Street, Carlsbad, CA 31 Hillmann Projecl #C3-5765 Hillmann Consulting LLC 8.1 On-Site Database Listings The Property was identified on the following databases: San Diego Co. HMMD, Lighthouse Pool & Spa Service, 2531 State St: The listing classifies the business previously on-site as "6HK18-ONE (1) WASTE ITEM OR ONE (1) INVENTORY." The listing indicates a permit status of "CHNG" with an expirafion date of 07/31/2006 and a second with a status of "INAC" with a date of 12/31/2007. EDR Historical Auto Stations, HAZNET, Shaws Autosport Autobody, 2531, 2533, 2541 State Street: The EDR Historical Auto Stations lists the address for the years 2002, 2004-2009, and 2011. The HAZNET listing indicates that the site disposed of unspecified solvent mixtures, other organic solids, and unreported wastes. HAZNET, Gary Grotey, 2531 State Street: The listing indicates that an "other inorganic solid waste" was disposed of via "disposal, other" and an "unspecified organic liquid mixture" was disposed of via a recycler in 2002. 8.2 Adjoining Property Database Listings The adjacent properties were identified on the following databases: HIST UST, SWEEPS UST, San Diego Co. HMMD, Richardson Brothers Contractor, 2568 State Street, adjacent to the east: The HIST UST listing indicates that a 1,000 gallon tank storing regular gasoline was installed in 1974. The SWEEPS UST listing appears to describe the same tank. The San Diego Co. HMMD listing indicates that the address has a permit status of "INAC" with a permit expiration date of 07/26/1990. The listing indicates that the owner owns or operates a UST. Considering the listing details, this site is not considered to be a REC in connection with the Property. CORTESE, LUST, LUST REG 9, SWEEPS UST, San Diego Co. HMMD, San Diego Co. SAM, Robert Uhlinger, 2501 State Street, adjacent to the northwest lower elevafion relative to the Property: The CORTESE listing provides no pertinent information. The LUST listing indicates that gasoline contaminated the soil. The site has a status of "Completed - Case Closed" with a status date of 11/08/1988. The LUST REG 9 listing states that the file was discarded and the case is closed. The SWEEPS UST listing indicates that there are two tanks on-site, one with a 1,000 gallon capacity and the second with a 500 gallon capacity both storing regular unleaded fuel. The San Diego Co. HMMD listing indicates that the site has a permit for underground tank removal with an expiration date of 9/30/2002. A second listing classifies the business on-site as "6HK18-ONE (1) WASTE ITEM OR ONE (1) INVENTORY" and lists a permit status of "INAC" with a permit expiration date of 02/14/2000. The San Diego SAM listing describes the same LUST listing described above. Considering the status and topographical relation to the Property, this site is not considered to be a REC in connection with the Property.
