The project site is located at 800 Grand Avenue, Carlsbad, California, within the Village Specific Plan Area.The project site is currently developed with three (3) two-story office building, totaling approximately 34,000 SF of building area with associated parking and landscaping. The existing architecture is characterized as Early California Style. The proposal at hand is to demolish the existing buildings and replace them with one (1) multi-family residential building. The proposed building is four (4) stories in height with approximately four feet (4') submerged below finish grade.The architecture is characterized as California Coastal, utilizing pitched roofs with a combination of stucco and wood with wood trim.The proposed color scheme is made up of a family of colors that exist in the Village Area of Carlsbad (soft hues of greens, browns and greys). The building is comprised of thirty-three (33) condominium units ranging in size from 1,605 SF to 2,785 SF, and there are 11 units per floor (Floors 2 -4).
