Required Coastal Permit Findings -Approval of a regular or minor coastal development permit is based on the ability to make three coastal related findings. These three findings are presented below for your review and information. 1. That the proposed development is in conformance with the certified Local Coastal Program and all applicable policies; The 17,629 square foot project site is currently developed with one (1) two story duplex residential structure. The project site is located west of Highway 5 and just east of the railroad tracks on Tamarack Avenue. The project proposes to demolish the existing residential structure and existing hardscape and landscape; to construct a new multi-family residential development consisting of five (5) detached single family dwelling units. Each dwelling unit will be accompanied by an attached two (2) car garage, two (2) of the units will be two (2) stories with roof decks and the other three (3) units will be three (3)) stories. Site improvements will include a shared driveway and motorcourt off of Tamarack Avenue, two (2) guest parking spaces, pedestrian walkways and both private and common use landscaped areas. The proposed development is contained within the existing legal lot area, on private property, and is in general conformance with the Local Costa/ Program and all applicable codes. The proposed development site is located in the RD-M, R-15 Residential zone with a Growth Management Control Point of 11. 5 units per acre.
