SUBJECT: Request for Engineering comments
We have reviewed the following projects and submit these
comments:
1. Variance 242 -Straub (Monroe St.)
a. City Council Policy Statement No. 12 shall apply, except
that the "panhandle" shall have a 40' width.
2. CUP 99 -St. Patrick's (Adams St.)
a. The applicant shall process and record a parcel map. As
a condition to parcel map approval, the developer shall:
1. Make an offer of dedication and enter into a future
agreement to improve Tamarack Ave. based on a 46 foot
half-width.
2. Improve Adams Street based on a 30 foot half-width and
40 foot curb-to-curb dimension, to City Standards.
3. One on-site fire hydrant (City drawing W-l) shall be
installed at the rear of the proposed structure. It
shall be served by a public water line extension, having
an alignment and capacity approved by the Fire Department
and City Engineering Department.
b. The necessity of a paved connection between the southerly
driveways to Pio Pico and Adams is emphasized.
3. CT 74-15 -Patterson subdivision (Park Dr. & Hillside Dr.)
Attached is a check print with many comments. Disapproval of
this map is recommended for the following reasons, among others:
a. Substandard alignment of interior residential streets.
b. Insufficient information on sewer and water, and insufficient
topo.
c. Storm drainage must be considered in more detail upstream,
downstream and on-site.
d. Present alignment of interior street may render adjacent
properties undevelopable.
4. We have not completed our review of CT 74-13, Buena Woods #3,
and CT 74-14 & EIR, Templin Heights, and will forward our comments
on these projects soon.

SUBJECT: Tentative Map, CT74-15 Patterson Subdivision
Review of the tentative map reveals the following:
1. Fire flow to be established by the Fire
Marshall.
2. Flow calculations supporting network design
must be submitted.
3. Fire Hydrant locations to be established by
the Fire Marshall.
4. Water main connection to existing 811 main
in Park Drive and a northerly connection to
the 611 water main in James Drive.
5. The connection to James Drive will require
an offsite water easement 20· in width to
be obtained by the developer and dedicated
to the Water Department.

(HILLSIDE TERRACE)
The State Subdivision Map Act requires the processing of all
Tentative Map requests within fifty (50) days after formal applica-
tion unless the applicant and the City both agree to continue the
request. Subject application has certain design and technical
problems that must be worked out between staff and the engineer
for the project. At Staff1s request, the applicant1s engineer
has submitted a letter requesting that the application be tabled
until these problems can be resolved.
As soon as this happens, Staff will reschedule the item for the
earliest possible Planning Commission meeting. No action, other
than concurr~nce, is necessary by the Commission.
