GEOLOGIC CONDITIONS: THE UNIFORM BUILDING CODE, CHAPTER 70, PROVIDES FOR LOCAL BUILDING
OFFICIALS TO EXERCISE PREVENTIVE MEASURES DURING GRADING TO ELIMINATE OR MINIMIZE
DAMAGE FROM GEOLOGIC HAZARDS SUCH AS LANDSLIDES, FAULT MOVEMENTS, EARTHQUAKE SHAKING,
RAPID EROSION OR SUBSIDENCE. THIS SUBDIVISION IS LOCATED IN AN AREA WHERE SOME OF
THESE HAZARDS MAY EXIST. SOME CALIFORNIA COUNTIES AND CITIES HAVE ADOPTED ORDINANCES
THAT MAY OR MAY NOT BE AS EFFECTIVE IN THE CONTROL OF GRADING AND SITE PREPARATION.

GEOLOGIST, AND THE LOCAL BUILDING OFFICIALS TO DETERMINE IF THE ABOVE-MENTIONED HAZARDS
HAVE BEEN CONSIDERED AND IF THERE HAS BEEN ADEQUATE COMPLIANCE WITH CHAPTER 70 OR AN
EQUIVALENT OR MORE STRINGENT GRADING ORDINANCE DURING THE CONSTRUCTION OF THIS SUBDI-
VISION.
FILLED GROUND: Some lots will contain filled ground varying to a maximum depth of 43.6
feet. These soils are to be properly compacted for the intended use under the super-
vision of a state licensed engineer.
SOIL CONDITIONS: An engineering report has been filed which indicates soil is expan-
sive, and included in the report are certain recommendations. Subdivider has certified
that he will comply with the recommendations of the engineer, that the purchasers'
funds will be impounded in escrow and that no escrows will close until recommendations
have been completed.
SEWAGE DISPOSAL: Lot purchaser will be subject to a sewerage service charge of $3.00
per month.
PUBLIC TRANSPORTATION: Regularly scheduled public transportation service is not avail-
able. Greyhound bus service is approximately five miles from the subdivision.
SCHOOLS: The Encinitas Union School District and the San Dieguito Union High School
District advise that the location and distance from the most distant lot in the tract
to the nearest schools serving this tract are as follows:
Capri Elementary, 941 Capri Road, 3-1/2 miles;
Oak Crest Junior High, 675 Balour Drive, 3 miles;
San Dieguito High, 800 Santa Fe Drive, 3-7/8 miles.
Encinitas Union School District further advises: This school is experiencing a growth
rate of 10% a year. The district will soon not have sufficient buses to provide trans-
portation services.
San Dieguito Union High School District further advises: At the present time, all school
facilities of San Dieguito Union High School District are extremely overcrowded. Over 20
portable buildings have been added in the past five years in order to keep up with the
rising enrollment. The district has nearly reached the point where the addition of more
portable buildings will place a severe strain on the permanent facilities such as gym
and locker areas, FE fields, restrooms, etc. The district opened a second high school
in 1974; however, the base population from new homes and those scheduled to be completed
in the future continues to result in overcrowded conditions. Portable classrooms have
already been added at the new school in view of these circumstances.
