Preliminary review of your project was conducted on January?, 1991. Listed below are the issues
raised by staff. Please note that the purpose of a preliminary review is to provide you with
direction and comments on the overall concept of your project. The preliminary review does
not represent an in-depth analysis of your project. Additional issues of concern may
be raised after your application is submitted and processed for a more specific and
detailed review.

1) A five foot front yard setback is required for all units off of a minimum 30 foot wide
circulation aisle. Balconies cannot overhang over this setback.
2) All hillsides over 40% inclination must remain undisturbed. An open balcony may be
allowed to encroach over the upslope in the rear of the property, however, only to a three
foot maximum. The proximity of units to bottom of slope is a function of drainage.
3) Is mass grading of entire site proposed or will grading follow the phase lines? Please
indicate grading quantities for cut, fill, import and export.
4) A 20 foot queuing distance is required from the back of the sidewalk. No driveway
openings can encroach into this area.
5) Slopes of driveways in front of garages cannot exceed 5%.
6) Show drainage around each unit. At least five feet of positive drainage must surround
each building. Units will probably have to move away from slopes.
7) Recreational vehicle storage will be required as stated in Section 21.45.090(k).
8) Centralized trash collection will not be required.
9) The ten foot setback along Gibralter Street may be allowed, depending upon the extent of
landscaping and the articulation of architecture.
