The site covering the three above parcels contains slopes that must be deducted from
the net acreage used for density calculations. The maximum allowable density on the
site is 19 dwelling units per acre according to the Growth Management Control Point for
the RH general plan designation. According to the slope analysis submitted with your
preliminary review proposal, the net developable acreage on the site is approximately
0.85 acres. This would translate to a yield of 16 dwelling units. This yield is based
solely on the allowable density and does not incorporate the applicable development
standards per the Zoning Ordinance.
