Listed below are the issues raised by staff. Please note that the purpose of a preliminary review is to provide you with direction and comments on the overall concept of your project. The preliminary review does not represent an in-depth analysis of your project. Additional issues of concern may be raised after your application is submitted and processed for a more specific and detailed review. Planning: 1. While slopes have been properly identified for density calculations, buildings cannot overhang slopes greater than 40% as shown on section D-D. 2. Connecting each front unit to sidewalk promotes guest parking on Gibralter street. All guest parking must be provided on the site. 3. Each unit must have at least a & x 6' balcony or a 10' x 10' patio. In addition common, active recreation areas must be provided at a ratio of 200 square feet per unit. 4. Roof line perspective from Gibralter Street needs to be staggered. More variety in the architecture is needed. 5. Recreation vehicle parking is required for all projects over 10 units. Engineering: 1. Show brow ditches above retaining walls. 2. Suggest bringing second story to the ground. Nothing will grow down there and the brow ditch could be a maintenance problem. 4. Place sidewalks on either side of the entrance driveway. 5. Provide sidewalks along the top of the slope in front of the units. Connect sidewalks to sidewalk on driveway and to guest parking to provide wheelchair access to all units. 6. Show existing and proposed utilities in Gibraltar street and the private driveway. 7. Include the heights of all retaining walls. 8. Private driveways may have a maximum 5% crossfall. 9. Show Jerez Court. 10. 5' of positive drainage must be maintained away from the foundations. 11. No parking on 15% slopes, the maximum allowed is 5%. 12. The alignment of the private driveway may not be in the best location. Suggest moving to the eastern side of the property. Proposed driveway is on the insides of a curb, which can cause sight distance problems especially when cars are parked on Gibraltar Street. 13. Parallel parking on the western side des not work. 14. Show what is on padded area on sight adjacent to western property line. By grading to top of slope, can eliminate retaining wall. Please contact me at 438-1161 ext. 4329 if you have any questions.
