Preliminary review 6f your project was conducted on April 6, 1990. Listed below
are the issues raised by staff. Please note that the purpose of a preliminary
review is to provide you with direction and comments on the overall concept of
your project. The preliminary review does not represent an in-depth analysis of
vour pro.iect. Additional issues of concern aav be raised after vour application
is submitted and processed for a more specific and detailed review.
1. Land use is inconsistent with zoning and General Plan, both of which
designate this as a multi-family area.
2. Noise study will be required for both Tamarack Avenue and railroad.
3. No guest parking allowed on driveways in front of garage access points.
4. Maximum wall or fence height in the front yard is 42" and in the site and
rear yard is 6'. This includes a combination of retaining wall and
decorative walls.
5. Driveway flare cannot be on adjacent property without permission of
adjacent property owner.
6. For proposed product type, "a 15' x 15' minimum rear yard dimension 1s
required. Unit #4 does not meet this standard.
