Item numbers match those in your memo. 1. The 103,600 c.y. import shown on the tentative map is the raw quantity this map will be short after the mass grading has occurred. The source of the import is planned for Village "M" where steeper streets prevented us from efficiently mass grading the property and removing all excess. As you know, Village "M" is also on the east side of Melrose Drive. No impact on circulation will occur during the grading. 2. We prefer to dedicate storm drain systems to the City, for City maintenance in lieu of relying on the HOA. Our concern is that the HOA may not pursue an effective maintenance program which could result in damage to the project. We believe the City will be a more reliable organization for maintaining these systems. 3. We will show all easements planned for dedication to the City on the tentative map. All private slope maintenance easements will be shown on a separate exhibit which will accompany to tentative map as it moves through the process at the City. 4. The primary access point for Village "F" (both the upper and lower pad) will be from the south from "P-B" Street. The "maintenance and emergency access only" ramp is shown at this time to allow for access to the upper pad to maintain erosion control measures at this time. When the Village is constructed we propose this to be a gated secondary emergency access point. 5. Are the proposed easements to be dedicated to the City or HOA? o Mr. Bob Wojcik September 15, 1993 Page 2 6. The typical section will be revised to show construction of the outside lane, curb, gutter and sidewalk. The project is responsible for ¥2 median. Mike Shirey advised me that the City plans to condition the project to construct the full median. The City will enter into a reimbursement agreement for half the cost.
