SUBJECT: CT 93-07 - Meeting Notes From August 11, 1993
Dear Brian:
The following are the notes I took during our meeting held on Wednesday, August 11, 1993
with you, Chris Chambers, Bob Wilkinson, Ray Martin and myself. If there is anything
incorrect in these notes, please call me or markup these notes and FAX them back to me.
DESIGN GUIDELINES FOR VILLAGE G
The design guidelines for Village G were discussed specifically with regards to the rear yard
setbacks for patios from the tops of slopes. You explained some of the problems the City -
had with other projects in Carlsbad. The discussion was concerning patios located within the
60' rear yard fire buffer.
ACTION NEEDED: HPA to prepare some wording to address this issue. Also we
are to coordinate with Mike Smith of the Fire Department after we determined the
exact height of the slopes being created by this map and the southern map and the
distances between native vegetation and structures.
ENGINEERING COMMENTS
We discussed Mike Shirey's concerns about the legal description not matching the tentative
map. Ray explained that the legal description describes the property owned by Continental
Homes in the Rancho Carrillo Master Plan and that it is not possible to give a legal
description of the tentative map because the tentative map will be creating the new parcels.
ACTION NEEDED: Ray should call Mike Shirey about Engineering's comments.
Ray will include the ADT for Village F on the tentative map per the Master Plan
allocation.
HISTORICAL PERMIT
It was agreed that the City Council's approval of the Master Plan constituted our Historical
Permit and no further work was required,
ACTION NEEDED: Brian will send us a letter confirming this.

HMP LETTER FROM MICHAEL HOLZMILLER
You indicated that Michael Holzmiller had directed you to prepare a letter in coordination
with Don Rideout for either Don or Michael's signature confirming that the Master Plan is in
conformance with the HMP.
SCHOOL LETTER
You indicated that the letter should be prepared by the City to the school district with a copy
to us. Chris mentioned that the letter that we had prepared, but had not sent, a letter to the
school district giving them notice that the three year period had started.
ACTION NEEDED:The city will prepare a letter to the school district with a copy to
the owners.
As I mentioned earlier, please let me know if there are any errors or misunderstandings in
these notes. The purpose of providing you with these notes is to assure that after each
meeting, we have the same understanding of what we have agreed to and what has to be
done.
