SUBJECT: CT 93-07 - Meeting Notes From August 26, 1993 Meeting Mike Smith's,
Office
Dear Brian:
The following are the notes I took during our meeting held on Thursday, August 26, 1993
with you, Bob Wojcik, Mike Smith, Bob Wilkinson and myself to discuss slopes and Fire
Department concerns. If there is anything incorrect in these notes, please call me or markup
these notes and FAX them back to me.
Bob and I presented exhibits highlighted to show potential problem areas.
STREET Q-C
This area is ok,since they mostly consist of downhill slopes to pad with 60'of manufactured
slope before pad.
STREET Q-D
20' D.G. bench for trail will help, planting to be mixture of oaks, sycamores and willows.
Trees are a potential problem, Bob Wilkinson was considering 40% trees, but not critical
here as on other slopes. Mike Smith would like to see a lesser ratio. This could be a
problem area. Mike Smith and City would have to stick with the Landscape Guidelines, 60'
from edge of pad to native vegetation to allow for rear yard accessory structures. 40'
separation between any trees and the first structure.
STREET R-A
The 40' wide steep chaparral area will need to be thinned. A 150' band of chaparral will be
preserved. A 60' separation between native vegetation and structures will be required. Bob
will provide 60' separation between chaparral and any structures. These requirements will
be added to the architectural data sheet.

STREET R-B
Extremely critical, due to potential fire hazard. This area must comply with fire suppression
requirements of the Landscape Guidelines Manual.
STREET M-A
The 30' slope with 60' of planting, can meet the City's standards.
STREET G-C
Grassland on the west side. This is not as big an concern as chaparral to Mike, but he did
have concerns where it comes up against heavily planted manmade slopes. Bob pointed out
that the slopes average 80' but get down to 60* in some areas. We are proposing trees at 2
per 1000 square feet.
STREET G-A
Two lots closest to intersection would have to have a deed restriction which would prohibit
accessary structures in the 60' setback from native vegetation,
NORTH END STREET G-C
We would need to thin the chaparral or limit accessory rear yard structures.
Slopes on east side of Street G-C could be revegetated with Coastal sage scrub, since the
street would serve as a firebreak.
STREET P-E
The 40'high slopes with 80' of planting would adequately buffer the homes as long as no
trees were planted within 40' of any structure.
EASTERLY EDGE OF STREET P-E
These lots will probably have restrictions as to what could be built in their rear yards, due to
the proximity of the native vegetation. Rick Engineering needs to highlight which lots would
have restrictions on accessory structures in their rear yards. Bob will provide an exhibit
showing building envelop and accessory building envelope.
Mike would be willing to meet with Fish & Game and Fish & Wildlife to discuss thinning of
native vegetation vs. having to restrict rear yard accessory structures.
BRODEAIA
We need to determine when the sprouting season for the Brodeaia occurs. Weed suppression

season is generally May through June. Mike wanted to explore the possibility of mowing
this area to reduce fire hazards. He mentioned that weed suppression in this area is not as
critical as the coastal sage and chaparral areas. Mike felt that the tentative Map should be
conditioned to require final landscape plan to include a maintenance plan. Mike would be
willing to consider the following, special window glazing, clipped eaves, special exteriors,
and reduced front yard setbacks, to allow for reduced setback requirements from the
flammable native vegetation areas.
As I mentioned earlier, please let me know if there are any errors or misunderstandings in
these notes. The purpose of providing you with these notes is to assure that after each
meeting, we have the same understanding of what we have agreed to and what has to be
done.
